What are the responsibilities and job description for the Assistant Property Manager position at Allentown Housing Authority?
POSITION PURPOSE:
This position is responsible for assisting in the management of low income public housing developments.
DESCRIPTION OF DUTIES:
- Processing annual re-examinations including resident interviews, verification of resident, completing calculations and informing resident of results.
- Completes interim examinations as required by the residential lease and or Admissions and Continued Occupancy Policy (ACOP)/Tenant Selection Plan.
- Enforce Public Housing Lease, Pet Policy and ACOP/Tenant Selection Plan for assigned development or apartments.
- Complete move in process of new residents, including lease preparation and review with new resident, property orientation and collection of initial payments.
5. Complete move out process of departing residents including account close out and notification of resident of outstanding payments or credits.
- Schedule vacant unit for cleaning and contract work as required.
- Address resident complaints and mediate resident disputes.
- Responsible for accurately entering information into AHA management software on computer network.
- Notify residents as required to provide information concerning continued occupancy, rules and regulations.
- Assists with supervision and assists staff as required.
- Other duties as assigned.
DECISION MAKING:
Makes final decisions regarding annual and interim exams, move-ins, move-outs.
Makes recommendations to property manager regarding lease violations and evictions.
REQUIREMENTS PROFILE:
Knowledge of property management
Knowledge of management practices of public and private agencies dealing with social problems and community needs
Ability to assist in managing and operating a housing authority development
Ability to plan, organize, and supervise the management of housing authority records and reports
Ability to interpret and administer rules, regulations, and procedures relating to property management
Ability to communicate clearly and concisely
Ability to operate network computer and property management modules
