Maintenance DirectorThe primary purpose of the Maintenance Director is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with federal, state, and local standards, guidelines, and regulations, as well as directives from the Administrator. This role ensures that the facility is maintained in a safe, functional, and comfortable manner. ESSENTIAL DUTIES AND RESPONSIBILITIES:Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities. Assume administrative authority, responsibility, and accountability for the Maintenance Department. Coordinate maintenance services with other departments and provide reports/recommendations to the Administrator as required. Establish and maintain a preventive maintenance program. Repair facility and resident property; coordinate with outside vendors when necessary to ensure repairs are completed efficiently and cost-effectively. Identify, evaluate, and classify routine and job-related maintenance functions, ensuring proper handling of tasks involving potential exposure to blood or body fluids. Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control. Participate in facility surveys and inspections by government agencies; develop corrective action plans for maintenance deficiencies. Monitor economic conditions and recommend adjustments in maintenance services to maintain a clean, safe, and comfortable environment. Complete administrative duties such as reports, evaluations, and studies to ensure control of equipment and supplies. Delegate responsibilities during absences and maintain confidentiality of resident protected health information (PHI). Serve on facility committees (Infection Control, Safety, QA) and provide maintenance reports as required. Attend department head meetings and participate in staff training and orientation programs. Supervise safety and fire prevention programs; ensure personnel follow safety regulations and use proper protective equipment. Maintain equipment, supplies, and hazardous materials, ensuring compliance with MSDS and safety procedures. Oversee waste disposal and infection control protocols in maintenance operations. Conduct weekly inspections of maintenance functions to ensure quality control. Be prepared to handle emergencies, rescheduling, and other urgent maintenance needs. Perform other duties as assigned. QUALIFICATIONS:High school diploma or equivalent required. Minimum 3 years of supervisory experience in a maintenance or plant-related position. Knowledgeable in boilers, compressors, generators, mechanical, electrical, and plumbing systems. Ability to read and interpret blueprints. Knowledge of building codes and safety regulations. Licensed according to applicable standards, codes, and labor laws. Strong English communication skills, both verbal and written. Ability to make independent decisions and handle sensitive situations tactfully. Knowledgeable of maintenance practices, nursing facility regulations, and safety procedures. Ability to maintain supplies, equipment, and the appearance of maintenance areas. Patient, tactful, enthusiastic, and able to work with residents at varying levels of functioning. Experience planning and executing repair, construction, and equipment installation programs. PHYSICAL DEMANDS:Ability to move intermittently throughout the workday.
