Position Overview
The Multifamily Portfolio Property Manager will oversee all operational, financial, and team management functions for the Alamo Heights Apartments portfolio, including leading the ground-up construction and lease-up of the new Katherine Court development. The current portfolio spans 340 units under management and an additional 27 new units that are currently under development. This position will also manage a team of approximately 12 leasing representatives and maintenance professionals, ensuring that all communities operate efficiently, profitably, and in alignment with Ridgemont's corporate culture and values.

Key Responsibilities
Leadership & Team Management
- Lead, train, and motivate a high-performing team of leasing and maintenance professionals across multiple assets.
- Foster a culture of accountability, collaboration, and customer service aligned with Ridgemont's corporate values.
- Conduct regular performance reviews and coaching sessions to support professional growth and retention.
Operational Oversight
- Oversee all day-to-day property operations, ensuring compliance with company standards and applicable housing laws.
- Implement and monitor preventative maintenance programs and capital improvement initiatives.
- Ensure consistent execution of leasing procedures, move-in/move-out inspections, and resident retention efforts.
Financial Management
- Develop and manage annual operating budgets, capital plans, and forecasts for all assets in the portfolio.
- Prepare and present monthly operating and leasing reports to ownership and executive leadership.
- Review and approve all vendor invoices, contracts, and purchase orders.
- Monitor rent collections, delinquencies, and occupancy trends to achieve target financial performance.
Construction & Lease-Up Oversight
- Partner with ownership and construction teams to oversee the successful completion and lease-up of Katherine Court.
- Assist with unit pricing, marketing strategy, and operational setup for new communities.
- Provide strategic insight into floorplan mix, amenities, and resident experience during construction and stabilization.
Community & Resident Engagement
- Build strong resident relations through communication, responsiveness, and proactive community programming.
- Ensure that all properties reflect Ridgemont's commitment to quality, safety, and curb appeal.
- Represent Ridgemont in the community through involvement with local organizations such as the San Antonio Apartment Association and IREM.
Reporting & Compliance
- Maintain accurate records, reports, and documentation for all properties under management.
- Ensure adherence to Fair Housing laws, OSHA standards, and other applicable state and local regulations.
- Utilize Yardi or similar property management software to manage financial and operational reporting.
Qualifications
- Minimum 5 years of multifamily property management experience, with at least 3 years in a leadership or portfolio-level role.
- Proven experience managing lease-ups and/or new construction multifamily projects.
- Strong budgeting, financial reporting, and analytical skills.
- Excellent interpersonal and communication abilities, with a focus on collaboration and problem-solving.
- Demonstrated ability to lead and inspire teams while maintaining a culture of professionalism and accountability.
- Active engagement in IREM, San Antonio Apartment Association, or similar industry organizations preferred.
- CAM, ARM, or CPM designation strongly preferred.
- Bachelor's degree in Business, Real Estate, or related field preferred.
