THE POSITION
A condominium in the Upper West Side seeks a Resident Manager to oversee the facilities operations and personnel management for a property containing 414 units. The ideal candidate will have extensive experience managing buildings in Manhattan. This role reports to the Akam Management Executive and will have 13 direct reports in roles including porter, doorman and two handymen. This is a 32BJ union position.
Responsibilities
- Manages a team of 32BJ staff, new hires; trains and develops other team members
- Partners with the Akam management team and Board of Managers to deliver a high
level of customer service
- Oversees preventative maintenance; building system reviews; work orders and logs;
seasonal maintenance, including snow removal; and improvements across
residential units
- Closely manages maintenance budget and financial controls. Manages timely
invoicing from vendors.
- Adheres to all regulatory requirements and conducts monthly inspections of all
buildings and grounds to ensure compliance with governmental policies and
procedures
- Ensures safety standards, safe work practices, and emergency responses are
maintained; is responsible for the safety of residents and resident spaces
- Builds and maintains harmonious resident relations through delivering excellent,
consistent service and timely repairs
- Maintains tools, equipment, and workspaces to ensure they are in proper working
order
- Communicates and reports to the Akam management team any matters regarding
liability and risk management issues at the property as well as any suggestions to
improve or enhance quality of life issues for our residents
- Work with building systems including BuildingLink, Heat Timer boiler controls, Avid
vendor payment processing and property camera system controls.
- Manages Move in-Move out process as per policy. Completing all necessary steps
including timely inspections and notification
- Maintains the utmost confidentiality of all resident, client, and staff information
- Maintains and monitors a written property maintenance and preventive
maintenance program and oversees the implementation of same maintenance
projects and staff
- Periodically inspects apartments undergoing renovation to ensure work is adhering
to the provided scope of work
- Is available to respond to escalated maintenance emergencies at any time needed
- Must be required to live onsite full time
Total Compensation
- Compensation for this role is subject to the terms of the 2022 Apartment Building
Agreement between the Realty Advisory Board on Labor Relations Inc. and SEIU
Local 32BJ (“Contract”), or collective bargaining agreement in effect
- The annual salary for this position ranges from $100,000 - $140,000, commensurate
with experience
- Three bedroom first floor apartment, including utilities
- Outdoor parking space for use of the Resident Manager
- Salary may vary based on work experience, market conditions, and
qualifications/training.
Requirements
- 5 years of experience in an apartment maintenance leadership role managing
union employees
- High school diploma; Bachelor’s degree preferred
- Knowledge of NYC building codes, regulations, and violations
- Working knowledge of building operations (2 pipe steam heating system, Cogen,
electrical, elevator, scopes of work for repairs, etc.)
- Strong communication, interpersonal, and problem-solving skills
- Strong organizational, time-management, and supervisory skills with attention to
detail
- Ability to manage multiple projects, exercise independent judgment and work
independently
- Inspect apartments following leaks, odor/noise complaints.
- Proficient in Microsoft Word, Excel and Outlook, and experience with Yardi software
- Ability to navigate both Microsoft Teams and Zoom apps
- Budget experience, i.e. PO’s, GL codes, variance explanations
