JOB TITLE: Maintenance Technician I
REPORTS TO: Maintenance Supervisor
STATUS: Full-Time, Non-Exempt
LOCATION: Across six ASD residential properties in Dallas, TX
I. Position Summary
The Maintenance Technician I supports the physical condition, functionality, and appearance of ASD’s six residential properties. This position is responsible for performing maintenance, repairs, and general upkeep across units, shared spaces, and building systems in accordance with Housing Quality Standards (HQS), local building code, and ASD’s operational benchmarks.
This role directly contributes to the comfort, safety, and dignity of ASD’s residents and must be performed with professionalism, responsiveness, and attention to detail.
II. Essential Responsibilities
A. General Maintenance & Repair
- Perform routine maintenance and repairs in unit interiors and shared areas, including drywall patching, door and cabinet adjustments, minor plumbing and electrical fixes, and hardware replacement.
- Complete minor HVAC tasks such as changing filters, troubleshooting basic issues, and reporting larger system needs to the supervisor or contractor.
- Repair and replace household appliances such as stoves, refrigerators, dishwashers, and water heaters using standard diagnostic and repair procedures.
- Maintain work quality in alignment with Housing Quality Standards (HQS), safety codes, and ASD’s internal property appearance guidelines.
B. Work Orders & Preventive Maintenance
- Respond to maintenance requests and complete work orders within ASD’s established service timeframes.
- Record work performed in the maintenance system with clear, accurate documentation.
- Perform preventive maintenance as assigned, including regular checks on building systems and appliances.
C. Unit Turnover & Property Appearance
- Prepare apartments for new residents by completing repairs, painting touch-ups, cleaning, and inspections.
- Support general site upkeep by maintaining exterior walkways, stairwells, common areas, and grounds.
- Complete light landscaping, debris removal, and seasonal exterior tasks to support safe and attractive properties.
D. Emergency Response
- Participate in a rotating on-call schedule to respond to after-hours emergencies.
- Address urgent issues such as leaks, power outages, or safety hazards promptly.
- Assist in executing emergency procedures and resident evacuation protocols as needed.
E. Tools, Equipment & Inventory
- Maintain tools, equipment, and ASD-owned vehicles in safe and functional condition.
- Monitor maintenance inventory and communicate supply needs to the Maintenance Supervisor.
F. Cross Departmental Support
- Assist Development and Volunteer teams with donation pickups, event logistics, and supply deliveries assigned.
- Attend staff meetings, safety training, and participate in ASD Quality Management initiatives.

- High school diploma or equivalent required; vocational or technical training preferred.
- Minimum 2 years of experience in residential, multifamily, or facility maintenance.
- HVAC Certification
- Competency in basic repair practices including, plumbing, electrical, carpentry, and appliance servicing.
- Valid Texas driver’s license and ability to maintain coverage under ASD’s insurance policy.
- Strong communication skills and the ability to work respectfully with individuals from diverse backgrounds.

- Full-time (40 hours per week), with rotating on-call responsibilities for emergencies.
- Required to work on-site and travel between ASD’s six Dallas-based residential properties.
- Participation in agency safety programs, ongoing training, and compliance reviews are required.
- Ability to lift 50 lbs., bend, stoop, stand for long periods of time, use ladders and tools, and work in indoor/outdoor environments year-round. Must be able to climb multiple stairs, as well as push, pull, bend, reach, grab and stoop.
- Considerable walking is required.
