The Development Associate (DA) reports to the Director of Mission Partnerships and Real Estate (DMPRE) and assists the DMPRE in managing the overall development related activities of the organization. The DA role is critical to the success of our organization and key to enabling us to pursue and achieve our mission of service to our Residents and community. As such, the demands of and expectations for this position are exceedingly high. The DA will be largely focused on supporting the real estate development and construction management processes, performing critical administrative functions, and communicating well with other team members and stakeholders alike. The DA will be expected to exercise sound judgement, be resourceful and comfortable operating with limited supervision. The DA must have the ability to complete multifaceted tasks under demanding conditions to accomplish desired results; have strong interpersonal skills; be proficient in developing team-based working relationships; be exceptionally detail oriented; maintain high level of confidentiality; and project a professional image and a positive attitude.
Primary Responsibilities/Duties:
- Assist in the collection and submission of due diligence items to ensure successful project closings from start to finish.
- Assist in the collection and assembling of all required reports, financial documents, insurance certifications, investor documents, regulatory forms, contractor documentation, architectural information and related materials.
- Organize and review development-related invoices.
- Assist in development presentations and reports related to AHMI activities.
- Assist in the scoping and analysis of potential real estate development projects.
- Manage construction support processes including reviewing invoices and draw requests; reviewing project budget performance; working with finance department to process payments; completing construction project progress reports; managing correspondence with lenders, investors, financial partners, governmental entities.
- Ensuring that projects under construction remain in compliance with all lender, investor, and regulatory agency requirements.
- Conduct job-site walk-throughs and progress checks.
- Manage and routinely update project development schedules
- Assist in submittal of funding applications, including collecting required documentation,
- Assist in obtaining vendor proposals. Assist in establishing development project budgets.
- Assist in coordinating planning process with development team members (civil engineer, architect, general contractor, attorney, etc.), to monitor progress toward important deadlines.
- Routinely communicate with the development team regarding project status and schedules.
- Review documents for accuracy and clarity, including but not limited to loan documents, vendor proposals, contracts, financial statements, agreements, and development plans and specifications.
- Assist in project closings, including but not limited to reviewing due diligence checklists, collecting documents, communicating with lenders and other partners, and coordinating meetings.
- Assist in the assembling of monthly draws for payment for construction projects for review.
- Communicate with development partners, including other nonprofit organizations, faith communities, and public partners
- Attend partner and community meetings- representing AHM and our approach to mission-forward development
- Other development duties as assigned by the DMPRE
Other Duties:
- Coordinate events, such as Ground Breakings, Ribbon Cuttings, Board Meetings, Holiday Luncheons, etc.
- Provide administrative support to the DMPRE and others as assigned
- Administrative support will include but is not limited to the following: formal and informal communications and reports; developing and editing spreadsheets; word processing with knowledge of proper formatting and written communications policy
Abilities: The Development Associate must possess all the following abilities:
- Highly organized and ability to maintain structured scheduled.

- Can-do attitude and proactive communication; extremely self-motivated.
- Excellent ability to understand and carry out oral and written instructions.
- Strong knowledge of the Microsoft Office Suite, particularly Word, Excel and PowerPoint. Strong knowledge of Adobe Pro.
- Establish and maintain acceptable and effective working relationship with supervisor and fellow employees.
- Relate to and communicate with low-income residents as well as other industry professionals.
- Possession of a valid driver's license.
- Must possess the ability to obtain a notary, if requested.
- Ability to manage sensitive information and utilize professional discretion
Preferred Education
· Bachelor’s degree in Housing Studies, Real Estate, Finance, Public Policy, Urban Planning, Social Work, Architecture, or a related field preferred.
· We strongly value equivalent professional, nonprofit, or lived experience and encourage candidates with diverse educational and career pathways to apply. Relevant experience in affordable housing development, supportive housing, community development, or related fields may substitute for some or all the educational requirements.
· Advanced coursework or graduate study in a related discipline (such as urban planning, public administration, real estate development, housing policy, or social policy) is a plus but not required.
Compensation
The anticipated salary range for this position is $65,000 to $75,000 based on experience, qualifications, and internal equity. Final compensation will reflect relevant skills, experience, and alignment with organizational needs.
Pay: $65,000.00 - $75,000.00 per year
