Position Title: General Maintenance Worker
Department: Building Services
Job Classification: Non-Exempt - Part-Time 19 - 29 hours.
Accountable to: Treasurer
Position Summary:
The General Maintenance Worker is responsible for the maintenance and systems function of the building and grounds. A skilled worker will perform routine preventative maintenance and upkeep tasks, such as basic repair and cleaning, to building equipment and systems ensuring the facility is tidy and functional. An ideal candidate will be reliable, possess a keen eye for detail, and demonstrate manual dexterity and physical stamina. It is crucial that this position supports the mission and values of It Is Written by exemplifying the values and beliefs of the Seventh-day Adventist Church in all interactions.
Authority & Accountability:
Authority, as delegated by and directly responsible to the Administration/Building Committee through the Facilities Manager in accordance with It Is Written’s policies and objectives.
Essential Position Functions:

Perform cleaning activities, as needed:
General tidiness of building interior common areas, including floors, restrooms, lobby, worship room, and lunch room.
General tidiness of building exterior and grounds, including windows, sidewalks, parking areas, loading dock, landscaping, and building exterior.
Completing minor repairs of the building, such as floors, doors, walls, ceilings, painting, sanding, drilling, leak abatement, plumbing issues, electrical issues, etc.
Maintain and coordinate the care of the grounds:
Maintaining flower beds, such as weeding, plants, and mulch.
Irrigation repair, as needed.
Plant/Tree care, such as planting, pruning, and removal.
Mowing and edging of the lawn (currently contracted).
Snow and ice removal from sidewalks and necessary parking areas.
Assist with maintaining building supply inventory, such as HVAC filters, toilet paper, paper towels, and cleaning supplies.
Perform interior and exterior inspections at regular intervals.
Conduct routine maintenance tasks:
Examples: light bulbs, light fixtures, HVAC filters, door operators, roll-up garage doors, HVAC systems, and plumbing fixtures.
Follow all safety codes and provide recommendations for improving safety.
Monitor building systems:
HVAC system
Electric system
Backup generator- Elevator
Plumbing and irrigation
Alarm and building access
Complete preventative, routine, and emergency maintenance needs.
Maintain and update the maintenance log to keep stakeholders informed

- Assist with loading and unloading delivery trucks, when requested.
- Assist in the Warehouse or Studio, when requested.
- Run errands related to building operations:
- Examples: hardware stores, Wal-Mart, Costco, etc.
- In conjunction with the Safety Committee, check the functionality of safety systems, such as the fire alarm system, automated external defibrillators, and fire extinguishers.
- Collaborate with workers and other professionals during renovations, remodeling, and other projects.
- Obtain and coordinate vendor quotes for ongoing maintenance, necessary repairs, and other projects.
- Recommend solutions to issues with maintaining buildings and grounds.
- Fulfill other responsibilities and duties as assigned.
- Assist with loading and unloading delivery trucks, when requested.
Position Specifications:
Qualifications, Scope, and Complexity of duties:
- Education
High School diploma or equivalent is required.
- Experience
Two (2) years of experience in building system maintenance is preferred.

Successful completion of an apprenticeship is preferred.
Proficient in the use of Microsoft Office Suite and/or Google Suite.
Able to operate a lift truck and pallet jack, pressure washer, personnel lift, dock leveler, and other needed equipment.
Experienced in maintaining HVAC, plumbing, and electrical systems.- Experienced using various equipment such as power tools, hand tools, electric tools, and plumbing tools at a proficient level.
Ability to read technical manuals and drawings.

Working Conditions:
General working conditions outdoors and indoors in an office and warehouse.
Occasional moderate to high stress due to meeting critical daily deadlines.
Physical requirements (percentages are approximations):
Standing – 40%

Reaching and/or lifting – 25%
Sitting and/or working on a computer – 10%
Ability to lift up to a maximum of 75 lbs.
Pushing or pulling up to 4,500 lbs. on a pallet jack.- Physically able to climb ladders, bend, and crawl into awkward spaces.
Specific Requirements:
Part-time 19-29 hours per week.- May occasionally require variable or weekend work.
Possible occasional travel.
Safety gear: closed-toe shoes. Other necessary safety gear or clothing will be provided.
