Job Summary:
The Facilities Maintenance Technician is responsible for the upkeep, repair, and reliability of the building and its supporting systems, separate from the injection molding equipment maintained by the Maintenance Technician I/II and Senior team. This role focuses on facility infrastructure - HVAC, Equipment Standardization projects, plumbing, electrical, dock doors, compressed air, building envelope, and grounds - while supporting the cleanroom and regulatory conditions required for medical device manufacturing. The technician will also serve as a point of coordination for outside contractors and service vendors, helping ensure facility-related work is scheduled, completed to standard, and properly documented.
Core Hours & Flexibility:
This position typically operates on an 8-hour shift within the core hours of 7:00 AM and 5:00 PM, Monday to Friday. However, due to the nature of our operations, flexibility is required. Occasional early morning, evening, and weekend work may be necessary to perform critical facility repairs or coordinate vendor work with minimal disruption to production.

Key Responsibilities:
Facility Systems Maintenance:
- Perform routine and non-routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, dock doors/levelers, and compressed air.
- Perform basic plumbing repairs, including fixture repair/replacement, minor leak repair, and drain clearing and pipe fitting new equipment.
- Perform light electrical work, including outlet, switch, and fixture repair/replacement, and basic troubleshooting of building circuits.
- Perform basic HVAC maintenance and troubleshooting, including filter changes, belt replacement, and minor repairs on rooftop units and building air handling equipment.
- Conduct regular facility inspections to identify and address issues before they lead to equipment or building failures.
- Perform general building upkeep, including painting, wall repair/patching, floor scrubbing and floor care, and repair of doors, fixtures, and building finishes.
- Perform groundskeeping duties, including sprinkler system repair.
- Perform snow and ice removal from walkways, entrances, and parking areas to maintain safe site access.
- Handle the above tasks in-house where practical, escalating to outside vendors only for specialized, licensed, or higher-complexity work.
Cleanroom & Regulatory Support:
- Support maintenance of ISO 7/8 cleanroom conditions, including monitoring of temperature, humidity, and pressure differentials in coordination with the Maintenance Manager.
- Assist in maintaining facility conditions in compliance with ISO 13485 and FDA quality system requirements.
- Participate in facility-related audits and inspections, providing documentation and corrective action support as needed.
Vendor Coordination:
- Schedule and coordinate on-site work for facility service vendors (HVAC, mechanical, fire/life safety, pest control, landscaping, cleaning, and similar services).
- Verify that vendor work is completed per scope, and escalate deficiencies or service issues to the Maintenance Manager.
- Maintain accurate vendor service records, including scheduled visits, completed work, and outstanding items.
- Support vendor access management, including security fob/badge assignments and site orientation for contractors.
Preventive Maintenance & Documentation:
- Perform scheduled preventive maintenance on facility systems and equipment per established PM schedules.
- Log all maintenance activities, work orders, and vendor interactions accurately in the CMMS (Limble).
- Maintain organized records of facility maintenance, repairs, and vendor documentation for audit readiness.
Safety, Security & Emergency Response:
- Respond to facility emergencies such as water leaks, power outages, HVAC failures, or alarm events.
- Adhere to all safety protocols, including proper use of personal protective equipment (PPE).
Communication & Collaboration:
- Communicate facility issues, vendor status, and project updates clearly to the Maintenance Manager and other stakeholders.
- Collaborate with the Maintenance Technician team and other departments to minimize disruption to production during facility work.
Qualifications:
- High school diploma or equivalent. Technical certification or trade school training in HVAC, electrical, plumbing, or a related field is preferred.
- 2-4 years of experience in facilities maintenance, building trades, or a related field, preferably within a manufacturing or regulated environment.
- Prior experience coordinating outside contractors or service vendors is a plus.
- Working knowledge of HVAC, electrical, plumbing, and general building systems.
- Hands-on ability to perform basic plumbing, light electrical, and basic HVAC repairs without outside assistance.
- Working knowledge of general building trades, including painting, wall/drywall repair, floor care, and groundskeeping.
- Ability to read and interpret basic building schematics, equipment manuals, and vendor service reports.
- Familiarity with CMMS software (e.g., Limble) or willingness to learn.
- Strong verbal and written communication skills, with the ability to coordinate effectively with vendors, supervisors, and cross-functional teams.
- Capable of proactively identifying facility issues and determining appropriate repair or escalation paths.
- Comfortable managing multiple vendor schedules and facility priorities at once.
Physical Requirements:
- Ability to lift and move equipment, stand for extended periods, and work in various conditions, including confined spaces and heights.
- Ability to operate various hand and power tools, forklifts, cranes, etc.
- Ability to use phone and email for communications with vendors, suppliers, third party service providers, and internal teams as needed.
Work Environment:
- The position is based in a manufacturing environment with exposure to noise, machinery, and temperature variations, as well as time spent on building exteriors and mechanical/utility areas.
- Compliance with all safety protocols and the use of personal protective equipment (PPE) is mandatory.
