Overview
ADR Preferred Business Properties is seeking an experienced multifamily property manager to join our apartment management team. This is not an entry-level or training role. We are looking for a seasoned professional who can step in with confidence, manage a substantial portfolio, and help strengthen and grow our apartment platform.
This position reports to the Apartment Supervisor and works directly with on-site managers, tenants, and vendors.
Portfolio
- Approximately 15 apartment buildings
- Roughly 400 total units
- Properties located throughout the San Fernando Valley and San Gabriel Valley
- Majority of properties have on-site managers
- Active operational oversight required across all properties
Key Responsibilities
- Oversee day-to-day operations of assigned multifamily portfolio
- Conduct regular site visits, monthly property inspections, and vacancy walkthroughs
- Perform ongoing property condition assessments and identify operational improvements
- Supervise and support on-site managers
- Coordinate and oversee vendor work along with evaluation of such vendors, ensuring scope execution, quality control, and timely processing of work orders and invoices
- Monitor maintenance completion and ensure projects are closed out efficiently
- Review and process lease applications; draft and review lease agreements and required notices; oversee and coordinate move-ins and move-outs
- Maintain professional, responsive, and solution-oriented tenant relations, ensuring timely communication and preservation of property reputation
- Review rent rolls, delinquencies, and financial performance
- Ensure compliance with applicable housing regulations
- Address escalated tenant matters professionally and efficiently
- Maintain organized documentation and internal reporting
- Collaborate with Apartment Supervisor on larger projects and ownership communication
Qualifications
- 5 years of hands-on multifamily property management experience
- Experience managing 300 unit portfolios preferred
- Active California real estate license required (or currently in progress and able to obtain shortly)
- Strong operational judgment and problem-solving ability
- Comfortable managing multiple properties simultaneously
- Must be comfortable actively visiting properties and maintaining in-field operational oversight
- Experience with AppFolio or comparable property management software
- Professional, accountable, and detail-oriented
- Able to thrive in an in-office, team-oriented environment
Compensation
Competitive and commensurate with experience. Expected to align with mid-level to experienced multifamily property management roles in the Los Angeles market.
