Job Opportunity: Property Manager → Senior Property Manager

We are seeking a dedicated Property Manager to join our team at Admiral Property Management and Sales. At Admiral, we believe in treating every property as if it were our own, focusing on both client and resident satisfaction. As a Property Manager, you will play a pivotal role in maintaining this commitment.

This role is structured with a defined promotion timeline: within 6–8 months, you will move into the Senior Property Manager role, taking on full ownership of your portfolio along with a direct report to support you. We're looking for someone ready to grow into that responsibility on that schedule.

Responsibilities:

Resident Relations: Address resident inquiries, concerns, and maintenance requests promptly. Foster positive relationships to enhance resident satisfaction and retention.

Association Management: Oversee the operations of condo associations, including organizing meetings, enforcing rules and regulations, and coordinating maintenance and repairs.

Maintenance Coordination: Coordinate routine maintenance tasks, repairs, and renovations. Collaborate with vendors and contractors to ensure work completion within budget and quality standards.

Financial Management: Manage property budgets, expenses, and financial records. Prepare and present financial reports to clients, highlighting income, expenses, and variances.

Property Inspections: Conduct regular property inspections to assess maintenance needs, safety issues, and overall condition. Develop and implement preventive maintenance plans.

Legal Compliance: Ensure compliance with local, state, and federal regulations governing property management and rental housing. Stay informed about legislative changes and adjust policies as needed.

Emergency Response: Occasionally be available for on-call emergencies and coordinate emergency repairs. Communicate effectively with residents and clients during critical situations.

Administrative Tasks: Maintain accurate property records, including resident files, maintenance logs, and financial documents. Utilize property management software for efficient operations.

Client Engagement: Organize community events, address concerns, and promote a positive living environment. Build relationships with property owners, vendors, and local authorities.

Team Leadership: As you grow into the Senior Property Manager role, mentor and oversee a direct report, delegating tasks effectively while maintaining accountability for portfolio performance.

Requirements:

  • Proven experience as a Property Manager or similar role of at least one year.
  • NH Real Estate License preferred.
  • Strong organizational and communication skills.
  • Ability to prioritize tasks and manage time effectively.
  • Attention to detail and problem-solving skills.
  • Interest in growing into a leadership role with direct-report responsibility.

Job Type: Full-time

Pay: $24.00 - $26.00 per hour
