Job Title: Residential Project Manager
Department: New Construction/Home Remodeling/Real Estate
Reports To: Owner / Operations Manager
Job Summary
The Residential Project Manager oversees home remodeling projects from start to finish. This role ensures projects are completed on time, within budget, and to company quality standards while maintaining excellent communication with homeowners, subcontractors, and internal staff, and identifying, sourcing, and securing profitable real estate deals.
Key Responsibilities
Project Planning & Management
- Manage multiple residential remodeling projects simultaneously
- Review contracts, plans, and scopes of work
- Develop project schedules and timelines
- Ensure materials and labor are ordered and scheduled correctly
On-Site Supervision
- Visit job sites regularly to monitor progress and quality
- Ensure work complies with plans, building codes, and safety standards
- Address issues, delays, or changes promptly
Subcontractor & Vendor Coordination
- Schedule, supervise, and coordinate subcontractors
- Verify work quality before approving payments
- Resolve subcontractor conflicts or performance issues
Client Communication
- Serve as the primary point of contact for homeowners
- Provide regular project updates and timelines
- Manage orders and client expectations
- Address concerns professionally and promptly
Deal Sourcing & Lead Generation
· Identify potential real estate deals through:
o Driving for dollars
o Networking with agents, wholesalers, and investors
o Online platforms, MLS, off-market listings
o Direct outreach (calls, texts, mail, door knocking)
· Build and maintain a pipeline of motivated sellers
Property Analysis
· Evaluate properties for profitability
· Analyze purchase price, repair costs, ARV, and rental potential
· Gather basic property data, photos, and repair estimates
Seller Communication & Negotiation
· Conduct seller calls and in-person meetings
· Build rapport and assess seller motivation
· Negotiate purchase prices and terms
· Present offers and secure contracts
Budget & Cost Control
- Track project budgets and expenses
- Approve invoices and manage job costing
- Identify cost-saving opportunities without sacrificing quality
Quality Control & Close-Out
- Conduct walkthroughs and punch lists
- Ensure final inspections are completed
- Confirm client satisfaction with project completion
- Ensure warranty documentation and close-out paperwork are complete. Residential Project Manager – Qualifications, Education & Experience
- High school diploma or GED required, associate’s or bachelor’s degree in Construction Management, Engineering, or related field preferred
- 2–5 years of experience in residential construction, remodeling, or renovation
- Proven experience managing multiple projects simultaneously
- Hands-on experience with residential trades (framing, drywall, plumbing, electrical, HVAC, finish work)
Pay: From $53,760.00 per year
