We are seeking a highly motivated and experienced Project Manager specializing in Construction within the Public Works/DSA sector, with a focus on DSA (Department of State Architects) projects. This role demands a minimum of 10 years of relevant experience, showcasing your ability to oversee complex construction initiatives from inception to completion. You will lead project planning, coordination, and execution, ensuring compliance with all regulatory standards while maintaining exceptional quality and safety standards. Your energetic approach will drive project momentum, foster collaboration among diverse teams, and deliver successful outcomes on time and within budget.


Senior Project Manager Responsibilities:

As a Senior Project Manager, you will be expected to oversee multiple projects and project teams while maintaining the highest standards of professionalism, leadership, and accountability.

Your duties shall include, but not be limited to:


Project Management

  • Manage multiple construction projects simultaneously from preconstruction through closeout.
  • Develop and implement project execution plans.
  • Monitor project performance and profitability.
  • Ensure compliance with contract requirements.

Financial Management

  • Develop and maintain project budgets.
  • Prepare monthly forecasts and cost reports.
  • Manage project cash flow.
  • Review and approve subcontractor invoices.
  • Monitor labor productivity and project profitability.

Contract Administration

  • Review and administer owner contracts.
  • Write subcontract agreements and purchase orders and scope of works.
  • Administer RFIs, submittals, and correspondence.
  • Ensure proper project documentation.

Change Orders and Claims

  • Identify entitlement opportunities.
  • Prepare and negotiate change orders.
  • Manage delay claims and impact analysis.
  • Protect Company contractual rights.

Schedule Management

  • Develop and maintain project schedules.
  • Monitor critical path activities.
  • Prepare recovery plans as necessary.
  • Coordinate subcontractor schedule compliance.
  • Prepare TIA as needed.

Client Relations

  • Serve as primary point of contact with owners and consultants.
  • Lead project meetings.
  • Maintain positive client relationships.
  • Resolve project issues promptly and professionally.

Procurement

  • Oversee procurement of subcontractors and suppliers.
  • Manage buyout activities.
  • Coordinate long-lead procurement efforts.

Team Leadership

  • Lead Project Managers, Assistant Project Managers, Project Engineers, and field staff.
  • Mentor and train employees.
  • Conduct performance evaluations and coaching.

Safety and Quality

  • Promote a culture of safety.
  • Support project quality control programs.
  • Ensure compliance with Company and project safety requirements.

Project Closeout

  • Manage punch list completion.
  • Coordinate closeout documentation.
  • Obtain final project acceptance.
  • Ensure collection of retention and final payments.

Requirements

  • Minimum of 10 years of experience in construction project management for public works projects involving DSA approval processes.
  • Proven expertise in project scheduling using Primavera P6 or similar scheduling tools; strong understanding of construction sequencing.
  • Extensive knowledge of blueprint reading, schematics interpretation, contracts administration, and construction estimating practices.
  • Hands-on experience with construction site supervision including safety protocols and quality assurance procedures.
  • Proficiency in construction software such as ProCore, Bluebeam and P6.
  • Strong organizational skills with excellent time management abilities; capable of juggling multiple priorities efficiently.
  • Effective communication skills for coordinating teams, clients, subcontractors, and regulatory agencies.
  • Ability to interpret technical drawings and schematics accurately; experience working within DSA guidelines is essential.
