Senior Residential Designer

Position Overview

Our client is seeking an experienced and highly creative Senior Residential Designer to develop innovative, marketable, and construction-ready single-family home designs. This is a senior-level design position that works closely with the company’s architect, executive leadership, and internal departments, but an architectural license is not required.

The ideal candidate will have strong residential design experience, advanced AutoCAD or Revit skills, an AIBD credential or affiliation, and a professional portfolio demonstrating original residential floor plans, elevations, and completed design projects.

Key Responsibilities

• Design innovative single-family homes, floor plans, elevations, and residential product offerings.
• Work alongside the company’s architect and executive leadership to develop new home designs across multiple product levels and communities.
• Create attractive, functional, marketable, and construction-ready residential designs.
• Introduce current design concepts and recommend enhancements to existing floor plans and elevations.
• Coordinate residential design projects from initial concept through final construction documents.
• Support prospective homebuyers with custom design modifications during the home-buying process, as needed.
• Create and maintain accurate base plans using AutoCAD, Revit, BIM, or other company-designated software.
• Prepare and update construction documents, including floor plans, elevations, architectural details, and electrical, plumbing, and HVAC layouts through engineering submittal.
• Collaborate with Sales, Marketing, Development, Construction, and other internal departments on new home designs and product improvements.
• Create lot-fit matrices for new communities and additional development phases.
• Develop custom lot-fit solutions for non-standard lots and modified home placements.
• Coordinate the acquisition of surveys, plot plans, truss engineering, energy calculations, and other required plan components.
• Review and revise residential designs to meet Florida Building Code requirements and company standards.
• Assist with resolving plan-review comments, code-related questions, and design issues during construction.
• Research, review, and coordinate building-product and material submittals.
• Maintain accurate records of plan revisions, construction details, plot files, and design archives.
• Support value-engineering initiatives while maintaining the quality, appearance, and functionality of each design.
• Provide design guidance and quality oversight to drafting and design team members.
• Work with the Construction Starts Coordinator to monitor project status and plan-tracking processes.
• Manage multiple residential design projects while meeting deadlines and maintaining accuracy.

Required Qualifications

• AIBD credential, certification, or professional affiliation is required.
• Minimum of 5–7 years of professional residential design experience, preferably with a homebuilder or residential design firm.
• Demonstrated experience designing single-family homes, floor plans, elevations, and residential construction documents.
• Advanced proficiency in AutoCAD, Revit, BIM, or comparable residential design software.
• Strong knowledge of residential construction methods, building materials, and design standards.
• Working knowledge of the Florida Building Code and residential code-compliance requirements.
• Ability to interpret surveys, plot plans, engineering documents, truss plans, and energy calculations.
• Strong creativity, space-planning ability, and attention to architectural detail.
• Ability to develop original residential designs that balance appearance, function, marketability, code compliance, and constructability.
• Strong project-management, organizational, and problem-solving skills.
• Ability to exercise independent judgment and manage multiple projects simultaneously.
• Excellent written, verbal, and interpersonal communication skills.
• Proficiency in Microsoft Office, including Word, Excel, Outlook, and PowerPoint.
• A professional residential design portfolio must be submitted with the candidate’s resume.

Preferred Qualifications

• Certified Professional Building Designer designation through the American Institute of Building Design.
• Degree or formal education in architecture, residential design, building design, drafting, or a related field.
• Experience developing new residential product lines for a production or custom homebuilder.
• Experience creating designs for multiple communities, home styles, lot sizes, and price points.
• Experience working directly with homebuyers on custom design modifications.
• Experience providing direction or quality oversight to drafting and design professionals.
• Knowledge of lot-fit analysis, land-development considerations, and residential value engineering.

Portfolio Requirements

Candidates should provide examples of their residential design work, including:

• Original single-family home designs
• Floor plans
• Exterior elevations
• Custom or modified home designs
• Construction-document examples
• Completed residential projects, when available

The successful candidate will be a talented residential designer who can perform at a level comparable to a senior architectural professional while working in partnership with the company’s architect. This individual will bring creativity, technical residential-design expertise, strong construction knowledge, and a portfolio demonstrating the ability to produce distinctive and buildable homes.
