The Role: Ownership and Strategic Impact
We are seeking a highly motivated, self-sufficient Senior Compliance Specialist to serve as the subject matter expert and primary operational owner of AD Mortgage’s multi-state licensing and regulatory infrastructure.
You will be responsible for overseeing centralized mortgage disclosure processes and ensuring compliance with all applicable regulatory requirements. This role requires deep expertise in mortgage compliance regulations such as TRID, and general banking laws. The Senior Compliance Specialist provides leadership in audit support, process improvement, and collaboration across departments to maintain high standards of regulatory adherence and operational excellence.
Key Responsibilities
1. State Licensing and NMLS Management
- Own the Regulatory Life Cycle: Serve as the sole point of contact and subject matter expert for all company and Loan Officer (LO) licensing processes via the NMLS (Nationwide Multistate Licensing System).
- Enable Business Expansion: Manage all initial license applications, annual renewals, and maintenance requirements across all jurisdictions to ensure business continuity and market growth.
- Auditing and Remediation: Proactively audit the existing licensing portfolio and internal data for compliance gaps, implementing immediate corrective action to mitigate regulatory risk.
- Regulatory Communication: Serve as the liaison for all NMLS, state regulatory bodies, and government agencies regarding licensing status and compliance documentation.
2. Risk Oversight and Regulatory Support
- Provide expertise and support on key federal compliance areas, including TRID (TILA/RESPA Integrated Disclosure) and LO Compensation rules, to guide cross-functional teams.
- Monitor new and changing state and federal mortgage regulations, translating complex legal text into actionable internal policy updates.
- Assist with the coordination and preparation for regulatory examinations and internal audits, providing comprehensive analysis of disclosure and record-keeping practices.
- Identify, escalate, and propose solutions for potential compliance risks, ensuring proactive defense against regulatory violations.
Qualifications and Expertise
Must-Haves
- Experience: Minimum of 3 years of dedicated, hands-on experience in a mortgage compliance or regulatory operations function.
- Core Expertise: Proven, in-depth proficiency and ownership of the NMLS and State Licensing process (both Company and Individual LO licenses).
- Work Style: Demonstrated history as a self-starter who thrives in high-autonomy roles, capable of building and standardizing processes without daily supervision.
- Bachelor’s degree in Finance, Economics, or a related field.
Nice-to-Haves
- Direct experience with TRID disclosure requirements and/or Loan Officer Compensation rules.
- Experience in the Non-QM or Wholesale lending channels.
