The Project Manager plays a critical role in guiding residential construction projects from pre-construction through completion, with a strong emphasis on client experience, cost control, and schedule management. This role is highly involved in the front end of projects and helps retain clients by successfully moving them from design through construction.
Responsibilities- Manage projects once the pre-construction fee is paid and guide clients through design, budgeting, and construction phases.
- Coordinate design efforts with in-house teams or external architects.
- Update budgets and estimates at multiple design milestones (50%, 75%, and 90% drawings).
- Review drawings, contractor bids, and negotiate contracts with clients.
- Manage construction activities for projects that proceed to build.
- Oversee 10–15 concurrent projects, depending on size and complexity.
- Manage residential projects ranging from $200K to $1M in value.
- Collaborate with internal teams, leadership, and virtual assistants to ensure operational efficiency.
- Support operational systems, workflows, and continuous process improvements.
- Play a key role in client communication, satisfaction, and retention throughout the project lifecycle.
- 5–10 years of residential single-family construction experience.
- Residential construction project management, particularly custom homes.
- Budgeting, estimating, and bid review.
- Contract review and negotiation.
- Drawing review and design coordination.
- Strong client-facing communication and relationship management.
- Ability to manage multiple projects simultaneously.
- Attention to detail with a focus on margins and financial performance.
- Collaborative mindset with strong organizational skills.
- Permitting experience is a plus.
- Experience working on ADU projects is a plus.
Work in a small, growing residential construction firm with approximately 16 internal employees and additional virtual support staff. Join a team of 4 Project Managers. Pay and BenefitsThe pay range for this position is $43.27 - $48.08/hr.
