What are the responsibilities and job description for the Pre-Construction Manager position at Actalent?
The Pre-Construction Manager is responsible for managing new builds, renovations, and expansions of Fulfillment Centers across the US, ensuring effective collaboration with internal and external stakeholders. This role involves overseeing preconstruction management for retrofit, expansion, and initiative industrial building projects/programs. It includes all aspects of design, scheduling, budgeting, coordination, and risk mitigation to ensure timely delivery.
Responsibilities- Obtain and document all specifics regarding projects from site selection and transaction management. Research and compile all available information for the site.
- Provide coordination of all engineering and architectural specifications for each building type, including internal composite coordination, site-specific information such as site surveys, existing drawings, and site visits.
- Coordinate initial architectural design and permit submissions as required.
- Develop and provide supporting documents for lease execution, such as site plans, work letters, schedules, and phasing plans.
- Develop initial construction schedules and sequences for phasing of construction if necessary.
- Create construction estimates for capital requests and other planning efforts.
- Manage due diligence, utility, and other coordination efforts prior to construction hand-off.
- Provide complete and accurate documentation for construction handoff, uploaded to Procore, including contacts, drawings, permit status, lease language and exhibits, capital request breakdown, any landlord contributions or reimbursements, and any other work product completed by Pre-Construction.
- Maintain a repository for all pre-construction work product by site.
- Bachelor’s degree in architecture, engineering, construction management or a comparable field.
- 7 years of experience in architecture, engineering, or construction management.
- 7 years of project management experience from design phase through implementation and operation.
- 7 years of experience negotiating construction, procurement, and labor contracts.
- Familiarity with AutoCAD, BIM, and scheduling software such as Primavera or MS Project.
- Experience with stakeholder management and contract review.
- Experience in at least two disciplines within the construction industry, including general contracting, owner’s representation, commercial development, or similar.
- Success in communicating project requirements to various audiences.
- Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings.
- Program management of concurrent projects.
- Project Management accreditation (PMP® or similar) is preferred.
- Experience with parking lots is desirable.
This position is fully remote with a requirement for 20% travel.

Pay and BenefitsThe pay range for this position is $68.00 - $68.00/hr.
