Facility Manager
This position is a part-time, independent contract position (1099) for 1 self-storage facility in Orange, TX. The facility is west of downtown and has no on-site offices. Our rental process is designed to be online move-in and move-out; however, there may be some customers that wish to see a unit prior to renting. Also, the facility needs to be maintained and show in a presentable manner to the customers. The person in this position will need to be friendly and approachable, with great customer service as a mindset. The person should also be handy with tools and able to fix minor issues with units, such as doors, lights, and the gates. This person should also be able to ensure the facility is neatly kept and be able to coordinate with any outside maintenance or other third-party vendors. Again, this is a part-time position which we anticipate you will need to visit the facility roughly 1-3 times per week and about 10 hours per week.
Responsibilities including but not limited to:
- Oversee Tenant Move-in and Move-out (not actually move customer items!)
- If needed, be available to assist with tenant move-in and move-outs (not physically moving their stuff); showing them the facility, how the gate works, show them their unit, etc…
- If needed, provide friend customer support in person.
- Preform any “overlocks” or remove any “overlocked” units.
- Cut off any locks that are on unrented units.
- Be present for any auctions that may need to occur.
- Oversee tenant improvement projects:
- Manage vendors to perform various work including camera, electrical, gate, and security system installations.
- Be responsible for facility maintenance and cleanliness:
- Cleans vacated units on a timely basis and prepares units for future rentals.
- Work to ensure the maintenance of both facilities are well kept
- Lighting is proper, gates are functioning properly, any rollup doors are fixed in a timely manner, etc…
- Perform maintenance repairs when needed.
- Ensure that grounds are free of outdated materials, debris and trash, and maintain general cleanliness of the facilities.
- Report unsafe conditions, practices, operations, and defective equipment to owners.
- Identify and repair general electrical issues (if you are a qualified electrician); if an electrician is needed, contact the owner.
- Be available on-site for any service appointments
- Miscellaneous
- Maintain professional, courteous relationships with existing and prospective customers, company vendors, community business members, and company owners.
- Weekly surveillance of property to ensure the protection of customers’ stored possessions, as well as company property and buildings.
- Report any conditions that may endanger any customers or staff to owners immediately.
- Have a weekly conference call with owners to address any and all of the above.
The successful candidate will have:
- Must have your own tools and transportation.
- Good to have landscaping tools (minus mower)
- A minimum of one to two years of related maintenance experience.
- Ability to work independently with minimal supervision.
- Ability to communicate and interact professionally with owners and customers.
- Ability to make basic repairs and use simple tools and equipment.
- A general knowledge of site management that includes customer service skills and daily operational knowledge (will provide some training).
