Accentuate Staffing is currently recruiting for a Commercial Property Manager to assist with several commercial properties located in Raleigh & Fayetteville. The Property Manager is involved in all aspects of day-to-day operations of the property, including tenant relations, leasing, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant issues and service requests and must be familiar with the terms of tenant leases. The Property Manager assists in the preparation of the annual budget, reporting, and financial performance of the property.
This is a salaried position and is based in Raleigh, NC. This role may require spontaneous travel to Fayetteville, NC.

- Manage accounts receivable for all incoming rent payments
- Respond to tenant requests/problems in a timely and courteous manner and generate work orders to vendors or maintenance staff
- Follow-up with tenant(s) to verify satisfactory resolution of any issues
- Send floor plans/proposals and conduct property tours for prospective tenants
- Ensure that there is 24-hour emergency coverage for the property at all times
- Conduct periodic inspections of the property and tenant spaces to confirm compliance with leases and the proper upkeep of the property
- Properly maintain property, floor plans, and lease files so that they are kept up to date in accordance with company policy
- Coordinate tenants move-in’s, including an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures
- Become proficient with AppFolio, Google Drive, and other company systems
- Coordinate data entry of all property information into company software programs and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking
- Obtain quotes and supervise construction and maintenance projects
- Maintain filing and record keeping systems
- Assist in the production of monthly and annual property reports
- Maintain online and physical marketing materials for available properties
- Assist with company accounting (ie., Accounts Receivables/Payables)
Requirements:
- Commercial Property Manager experience (3 years preferred)
- Strong working knowledge of G-Suite systems
- Proven ability to lease vacant suites
