Qualifications:
- 5 plus years of commercial/industrial maintenance experience, with at least 2 years in a supervisory role.
- Deep understanding of facility systems including HVAC, plumbing, electrical, and grounds maintenance.
- Hands-on experience using and managing CMMS platforms (e.g., Fiix, MPulse, eMaint, or equivalent).
- Strong knowledge of safety and regulatory requirements.
- Excellent organizational, leadership, and communication skills.
- High school diploma or equivalent required; technical certification or associate degree in Industrial Maintenance, Engineering, or related field preferred.
Responsibilities:
- Supervise and coordinate day-to-day activities of maintenance technicians supporting mechanical, electrical, and other process systems.
- Prioritize and assign corrective and preventive maintenance tasks to ensure upkeep of critical systems.
- Ensure compliance with safety protocols, regulatory requirements (OSHA, EPA, etc.), and facility cleanliness standards in and around common areas.
- Provide support for any special projects as needed.
- Teach other technicians how to solve problems without solving the problem for them.
- Keep technical knowledge up to date regarding equipment and concepts.
- Collaborate with production and engineering teams to minimize equipment downtime and support tool installations, relocations, and facility modifications.
- Manage relationships with external vendors for facility services, utility system maintenance, and special projects.
- Conduct routine facility inspections to identify hazards, equipment deterioration, and process inefficiencies.
- Track facility asset lifecycle, recommend equipment replacements or upgrades, and assist in capital planning.
- Oversee accurate entry and tracking of all work orders, asset records, and preventive maintenance schedules.
- Analyze system reports to identify recurring maintenance issues, downtime causes, and technician productivity.
- Ensure timely assignment and closure of work orders, including detailed documentation of tasks performed and parts used.
- Collaborate with maintenance and engineering teams to optimize asset hierarchy, data accuracy, and PM procedures.
- Train maintenance personnel on CMMS usage and serve as the primary point of contact for system-related issues.
