NOTE: First time hires to the Federal Government are typically hired at the Step 01.Qualifications:Applicants must meet the following to qualify for the GS-13 level:

One year of specialized experience in or directly related to this position that equipped the applicant with the knowledge, skills, and abilities to successfully perform the duties of this position. To be creditable, the required specialized experience must have been equivalent to at least the GS-12 level in the Federal service.

Examples of GS-12 level work may include independently organizing and prioritizing your work, tracks and documents space inventories and usage, and distribution of space, develops agency specific space requirements, obtains funding approvals, responds to real property data calls, conducts market research and collects data for analysis of rent budget and negotiation objectives, negotiates lease terms and conditions, leads design efforts and inspections on tenant improvement projects and resolves outstanding items, determines impacts to lease terms and works with lessor or GSA to resolve lease issues. Gathers and compiles current lease and construction data in support of determination to employ a succeeding or superseding lease and/or determination of fair and reasonable tenant improvement pricing. Provides advice and guidance to customers, identifying and resolving problems and issues in leased space. Maintains awareness and familiarity of real property regulations and GSA Leasing and Pricing Desk Guide.

  • Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g. Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience.
  • Education completed in colleges or universities outside the United States may be used to meet the above requirements. You must provide acceptable documentation that the foreign education is comparable to that received in an accredited educational institution in the United States.
