The role of Estimator/Project Manager will need to possess a high ability to prepare, create and execute commercial construction bids to be accurate and competitive. Will ensure that all goals or objectives of the project are accomplished within safety guidelines, as well as all designated quality, schedule, and budget requirements. The Project Manager sustains client relations by providing weekly project updates and facilitates any communication between the architectural, design, and construction team and the client. This person oversees project range, budgets, schedules, and client expectations for commercial renovations and new builds. They will facilitate meetings, observe project performance and coordinate the workload through the entire project to complete them on schedule. The Project Manager is also responsible for studying the financial aspect of projects, prioritizing the profitability of the overall project. Experience in project management for 5 years in commercial construction (General Contractor capacity) – and the ability to lead project teams of various sizes would be a plus.
Responsibilities
· Prepare estimates/Bids and budgets for Large scale commercial projects.
· Coordinate internal resources and third parties/vendors for the flawless execution of projects.
· Ensure that all projects are delivered on time, within scope, and within budget.
· Develop a detailed project schedule to monitor and track progress.
· Manage changes to the project scope, project schedule, and project costs.
· Perform subcontractor selection and buyout process for all trades and vendors.
· Detailed review and approval of all subcontractors pay applications.
· Review, verification, and approval of all project material invoices.
· Prepare and submit monthly pay applications to the Owner.
· Prepare all Change Order Proposals for review and approval by Owner.
· Work with Project Superintendent to develop and review subcontractor scopes of work/contracts, project schedule, and site logistics plan.
Requirements
· Proven experience as a construction project manager.
· In-depth understanding of construction procedures, materials, and project manager principles.
· A strong work ethic and a “can-do” attitude.
· Capacity to anticipate potential conflicts and address project and performance concerns.
· Good judgement, initiative, and ability to deal with last-minute changes or critical issues.
· Strong focus on client service.
· Ability to work in a fast-paced environment on multiple projects.
· Familiarity with quality and health and safety standards.
· Good knowledge of Microsoft Office.
· Familiarity with construction/project management software.
· Outstanding team player, communication and negotiation skills.
· Excellent organizational skills including attention to detail and multitasking skills.
· Ability to build and maintain a positive working relationship with staff, vendors, and clients.
· A team player with leadership abilities.
· Bachelor’s Degree in appropriate field of study or equivalent work experience.
