Project Superintendent / Assistant Superintendent - Commercial Construction Manager / General Contractor

Colorado construction company looking for a commercial construction project superintendent and/or assistant project superintendent interested in working on projects from $50k to $35mm (ground-up, tenant improvement, renovations). Responsible for establishing direction with on-site field coordination, technical management of construction plans and specifications. Directly supervised foremen and subcontractors. Responsible for safety compliance and quality construction in conformance with the plans and specifications. Focus on details, accuracy, meeting deadlines, and producing error-free work. Understanding of project plans and associated work scope. Ability to comprehend and document daily activities, logistics/ deliveries, inspections and project over-sight. Engage and work with Owners, Engineers, Architects, Subcontractors and Team Members. Balanced work culture. Full-time salary position with benefits. Compensation commensurate with experience.

Essential Functions / Responsibilities of Superintendent:

  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate with project team regarding ASI’s, RFI’s, and Material Submittals.
  • Ensure that subcontractors are fully executing and complying with their contracted scope of work
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to project team for resolution.
  • Maintain daily log (written) of activities on the jobsite.
  • Perform Superintendent duties at multiple job sites, simultaneously.
  • Ensure subcontractor has corrected all deficiencies identified by project team.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.

Job Description / Skills & Qualifications:

  • Well versed in commercial construction (ground-up, tenant improvements, renovations) - min of 3 to 5 years
  • Read and comprehend plans and project documents for major/complex construction projects
  • Read and comprehend project specifications, assemblies and project requirements.
  • Prepare accurate project schedules (3-week, project schedules, etc.)
  • Able to thoroughly review subcontractor work and manage corresponding trades
  • Proficient with using Xcel and Microsoft products. Ability to utilize technology and software systems.
  • Plus for experience with Procore, Bluebeam, Asta PowerProject, Microsoft Project, software, etc.
  • Work toward good subcontractor and supplier relationships
  • Good communication skills, detail and team oriented
  • Organized and able to manage multiple priorities
  • Schedule and coordinate subcontractor meetings
  • Take direction, work within team environment and continue to open to improvement
  • Learning and growth opportunities within the commercial construction industry
  • Assistant Superintendent to be able to perform self-perform work and support the physical construction process

Education and Background:

Experience in commercial construction (min 3-5 years) and/or undergraduate degree in Construction Management, etc. Field experience in managing and direction work. Minimum of three years of verifiable experience, thorough knowledge of trades. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Over-sight of day-to-day operations, procedures and approach. Open to variety of skill and experience levels from Foreman/ Assistant Superintendent to Superintendent roles.

Job Scope:

The Project Superintendent or Assistant Superintendent is responsible for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. Project Superintendent shall schedule all subcontractors, consultants, and vendors, as well as ensure their completion of work. The Project Superintendent / Assistant Superintendent shall be responsible for the coordination of work directed in the field, provide work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the project team (i.e. superiors, architect, engineer, consultant, owner) for mutual resolution, prior to execution of work that deviates from the approved plans. The Project Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction.

Superintendent shall supervise all subcontractors, consultants, and vendors daily. This supervision shall ensure adequate manpower is available for each task and compliant work performed. This position shall be responsible for monitoring project personnel. Superintendent shall supervise all Assistant-Superintendents, Foreman, Carpenters, Labor, etc..

  • Provide direction to and resolve problems amongst 20 subcontractors and vendors.
  • Ability to identify deficient work and provide resolution.
  • Communicate using the following tools: telephone, email, written logs, email, computer, tablet, laptop, phone.
  • Blueprint reading and plan reading.
  • Endurance and ability to visit entire job site, including stairs or other elevated structures.
  • Monitoring jobsite general health and safety.
  • Customer Service - Manages difficult or emotional customer situations; Responds promptly to customer needs; Solicits customer feedback to improve service; Responds to requests for service and assistance; Meet commitments.

Pay: $55,000.00 - $108,000.00 per year
