About the RoleAt Meadows Communities, we’ve automated most of the traditional leasing process.
Now we’re looking for a great salesperson to handle the part we don’t want to automate.
We’ve built our own proprietary software and AI technology that responds to incoming leads, answers questions, follows up with prospects, schedules tours, and helps applicants complete the application process.
That means we’re not hiring someone to spend all day entering data, sending repetitive follow-up emails, or cold calling lists.
We’re hiring someone to close.
When a qualified prospect needs a human, you’ll step in.
You’ll build the relationship, understand what they need, help them choose the right home, determine whether buying may make more sense than renting, explain financing options, overcome objections, collect what’s needed to complete the transaction, and drive the deal through signature, deposit, closing, and move-in.
What You’ll OwnYou’ll take ownership of qualified prospects through completed home sale or move-in, including:
- Quickly contacting approved and high-priority prospects
- Building relationships and understanding what each prospect needs
- Selling and leasing homes across our communities
- Helping qualified rental prospects explore homeownership when purchasing makes sense
- Discussing home pricing, financing, down payments, monthly payments, and affordability
- Collecting required documentation and satisfying financing conditions
- Overcoming objections and keeping deals moving
- Coordinating leases, signatures, deposits, closings, and move-ins
- Managing your active pipeline through our proprietary software
- Working with on-site community managers to coordinate tours and home showings
- Identifying stalled opportunities and figuring out how to get them moving again
- Occasionally visiting communities and meeting prospects in person
Our technology handles much of the repetitive administrative work and routine follow-up.
We need you to know what to do when you get the prospect on the phone.
Who We’re Looking ForYou do not need manufactured housing experience.
We’re interested in successful salespeople from backgrounds including:
- Apartment leasing
- New-home sales
- Automotive sales
- Manufactured housing sales or leasing
- Residential real estate
- Consumer finance
- Commission-driven retail
- Other high-volume consumer sales environments
If you’ve spent several years becoming good at selling but are tired of weak leads, outdated systems, repetitive administrative work, or compensation that doesn’t reward your performance, this role may be particularly interesting.
We can teach you manufactured housing, our communities, our financing programs, and our software.
We’re looking for someone who already knows how to sell, communicate, organize a pipeline, follow through, and close.
The Person We’re Looking ForYou pick up the phone.
You build rapport quickly.
You’re persistent without being obnoxious.
You can communicate comfortably with people from very different backgrounds.
You’re comfortable discussing income, credit, financing, down payments, and monthly payments.
You know when to push and when to listen.
You follow up until you get a clear answer.
You don’t need a manager reminding you that someone hasn’t returned their documents.
And when you have 25 opportunities in your pipeline, you know which five deserve your attention first.
Most importantly, you like closing deals and being paid for results.
How We Measure SuccessWe care about outcomes, not activity for activity’s sake.
You’ll be measured on things like:
- Completed home sales
- Completed rental move-ins
- Conversion rates
- Speed of contact with qualified prospects
- Homeownership and financing conversions
- Time from approval to signed agreement
- Outstanding documentation and conditions
- Pipeline accuracy and follow-through
You’ll always know how you’re performing.
CompensationBase salary: $45,000–$55,000 per year, depending on experience
Plus uncapped performance-based commission on completed home sales and rentals.
Target total compensation (OTE): $65,000–$85,000 per year.
Commission compensation is performance-based and is not guaranteed. Exceptional performance provides additional upside beyond the target range.
The structure is straightforward: when you help Meadows Communities sell and lease more homes, you make more money.
Location & ScheduleThis is a full-time position primarily supporting our Virginia portfolio, with additional responsibility for communities in Ohio.
The position combines remote work with field activity and is best suited for someone in the Richmond/Petersburg areawho can travel to our Virginia communities as needed.
Some prospects are most available outside traditional business hours, so occasional evening or Saturday availability will be required.
A valid driver’s license and reliable transportation are required.
