Position Overview:
The Maintenance Coordinator oversees the day-to-day maintenance operations for a portfolio of approximately 500 properties managed by 4 Rent Properties. These properties include single-family homes, townhomes, condos, apartments, mobile homes, and commercial leases. This is an in-office, project management role focused on coordinating and supervising vendors and ensuring timely maintenance and repairs. This position requires flexibility, resourcefulness, and efficiency, as some days may be pressure-filled.
Key Responsibilities:
● Oversee the day-to-day maintenance operations and ensure tasks are completed effectively and efficiently.
● Act as an effective listener and problem-solver, offering solutions to maintenance issues.
● Screen, hire, fire, and manage vendors performing repairs.
● Negotiate vendor quotes and invoices to secure competitive pricing.
● Maintain an organized vendor list and ensure all necessary documentation is up-to-date.
● Coordinate and oversee residential repairs and maintenance across the property portfolio.
● Respond to maintenance issues and emergencies outside of normal work hours as required, including rotating once a month on-call nights and weekends for emergency work orders.
● Maintain strong organization and multi-tasking skills to prioritize tasks effectively.
● Follow all company policies and procedures.
● Communicate professionally and effectively, both verbally and in writing.
Qualifications:
● General knowledge of maintenance and residential home repairs.
● Proven knowledge of various aspects of maintenance and repair processes.
● Strong negotiation skills and confident communication, both written and verbal.

● Experience using property management software, particularly AppFolio.
● Experience with multi-line phone systems and Google Workspace.
