About the Role

43 North Apartments is a growing residential property management company seeking an experienced and driven Leasing Manager to serve as the face of our leasing operations. This is a high-impact, client-facing role responsible for the full leasing lifecycle—from first contact with a prospective resident through move-in and ongoing tenancy. The ideal candidate is highly organized, personable, and thrives in a fast-paced environment where no two days are the same.

Key Responsibilities Leasing & Tenant RelationsListings & Lead Management

  • Post, update, and maintain rental listings on the 43 North Apartments website and platforms including Apartments.com, Zillow, and Facebook Marketplace.
  • Ensure all listings reflect current pricing, availability, and high-quality photos, videos, and floor plans.
  • Check the Tenant Lead File daily; contact unresponded leads by call or text and log all interactions with detailed notes and next steps.
  • Prioritize and track leads based on interest level to maximize leasing conversion rates.

Tours & Showings

  • Coordinate and conduct professional apartment tours with prospective residents.
  • Send legally compliant advance showing notices to current tenants.
  • Maximize efficiency by grouping multiple unit showings when appropriate.
  • Conduct thorough follow-up with prospects post-showing to address questions and advance applications.

Lease Execution & Documentation

  • Prepare, send, and execute leases electronically, ensuring all required documents are completed accurately (including guarantor agreements, parking leases, and addenda).
  • Facilitate sublet agreements by coordinating communication between existing residents and incoming subtenants; collect applicable sublet fees and update lease records.
  • Oversee move-in and move-out inspections, prepare welcome materials (keys, internet setup, building guidelines), and manage security deposit accounting in compliance with applicable law.
  • Onboard new properties and buildings into the leasing portfolio, establishing systems and processes for each.

Tenant Communication & Retention

  • Serve as the primary point of contact for all tenant communication, maintaining a professional and responsive relationship throughout the tenancy.
  • Manage the lease renewal process end-to-end: send renewal notices at the 120-, 90-, 60-, and 30-day marks, coordinate rent adjustments as approved by management, and secure signed renewal documents.
  • Resolve tenant concerns, noise complaints, and lease enforcement matters in a timely and professional manner, documenting all interactions.
  • Organize and promote resident events to foster a positive community atmosphere.

Maintenance Coordination

  • Review and triage incoming maintenance requests through Buildium; assign tasks to maintenance staff or vendors and track completion.
  • Follow up with tenants after repairs to confirm satisfactory resolution.
  • Coordinate vendor scheduling and maintain accurate records of maintenance activity and costs.

Financial & Administrative Duties

  • Collect and process monthly rents, late fees, and security deposits; generate delinquency reports and send payment reminders.
  • Initiate appropriate legal action for non-payment in coordination with ownership/management.
  • Approve vendor invoices and submit expense documentation to accounting; track property expenses against approved budgets.
  • Prepare weekly leasing reports summarizing occupancy rates, upcoming vacancies, and recent lease signings.
  • Maintain detailed logs of maintenance expenses and tenant communications for potential audits and owner reporting.

Marketing, Social Media & Community Engagement

  • Actively post vacancies to Facebook apartment groups and other digital channels.
  • Create engaging content for TikTok, Instagram, and Snapchat showcasing available units and property features.
  • Keep the 43 North Apartments website current with accurate availability, compelling descriptions, and up-to-date media.
  • Conduct regular market research on competitor pricing and amenities; present findings to management for pricing strategy decisions.
  • Monitor and respond to resident reviews and feedback across public platforms.

Compliance & Legal

  • Ensure full compliance with Fair Housing Laws, Lead Paint Disclosure requirements, and all applicable local and state landlord-tenant regulations.
  • Maintain accurate documentation of all tenant interactions, lease enforcement actions, and maintenance records.
  • Assist with documentation required for investor and owner reporting.

QualificationsRequired

  • 3-5 years of experience in residential leasing, property management, or a related real estate role.
  • Strong working knowledge of landlord-tenant law, Fair Housing regulations, and lease documentation.
  • Proficiency with property management software (Buildium experience strongly preferred).
  • Excellent written and verbal communication skills with a customer-first mindset.
  • Highly organized with the ability to juggle multiple priorities and meet deadlines without prompting.
  • Comfortable with digital marketing tools and social media platforms (Instagram, TikTok, Facebook).
  • Valid driver’s license and reliable transportation for property visits.

Preferred

  • Experience managing multiple properties or a growing portfolio simultaneously.
  • Familiarity with listing platforms such as Apartments.com, Zillow, and Facebook Marketplace.
  • Background in content creation, photography, or video production for marketing purposes.
  • Experience onboarding new buildings or properties into an existing management system.
  • Real estate license or property management certification (e.g., CAM, ARM).
