What are the responsibilities and job description for the Business Development Representative position at 3E Management, LLC?
Dallas, TX · Full time, in office
3E Management builds and maintains the financial models behind commercial real estate portfolios - underwriting, asset management, and fund services - delivered through our own client portal. Our clients are CRE investment firms, funds, and operators who need institutional-grade modeling without building the team in-house.
This is the first and only BDR seat, supporting two Account Executives.
Job Description
You run the outbound cycle end to end: list building, deduplication against the CRM, enrichment and verification, research and classification by firm type, sequence generation, campaign QA, and launch. You own the engine, not a piece of it.
- Handle every reply the same business day. Book, nurture, or disqualify with a documented reason code.
- Run your own qualification calls. Fifteen to twenty minutes establishing fit, current-state pain, and access to the decision maker before you book an AE slot. This is not a pure appointment-setting seat.
- Report the signal weekly. Which firm types, service-line angles, and subject lines produce replies. The sequence library should be measurably better every month.
What you don't own: pricing, demos, or anything past the booked meeting. If a prospect pushes for a number, the answer is that the right person is on the call being booked.
This is roughly a hundred-lead-a-week seat built on research and personalization - not a thousand-a-week volume seat. A meaningful share of the work is directing AI tooling through the research and drafting, then applying judgement to what it produces.
What we are looking for
- One to three years in outbound sales development, or a strong analytical background and a real reason to want this seat
- Comfort with technical subject matter - you'll be qualifying CFOs and heads of acquisitions, not filling a calendar
- Genuine facility with AI tooling as a working instrument
- Written clarity; most of the job is writing
- Commercial real estate finance is teachable here and we will teach it
Compensation
- Base salary: $45,000
- Accepted meeting: $150 per qualified meeting held and accepted
- Closed-won incentive: 1% of first-year recurring revenue on deals you sourced
- Quarterly objectives: $2,500, four times a year
- On-target earnings: ~$81,500, uncapped
Target volume is twelve accepted meetings a month.
Growth
There is a written path to Account Executive after twelve months at target. It is eligibility for consideration, not an automatic promotion.
Salary : $2,500 - $45,000
