What are the responsibilities and job description for the Director of Development position at 3CDC?
The Director of Development will report directly to the Executive Vice President of Development and serve as a senior leader within the organization. This individual will oversee complex real estate development projects from concept through completion while leading internal teams, managing external partnerships, and ensuring projects align with organizational and community goals.
Key Responsibilities
- Lead and mentor development staff while driving accountability, collaboration, and execution
- Manage the full lifecycle of development projects including feasibility, underwriting, design coordination, construction oversight, and project closeout
- Identify and evaluate redevelopment and investment opportunities throughout Cincinnati’s CBD and OTR
- Lead financial modeling, underwriting, capital stack development, and incentive strategies including HTC, LIHTC, and NMTC programs
- Oversee zoning, permitting, and government approval processes
- Coordinate with architects, engineers, contractors, consultants, and city agencies throughout project execution
- Manage budgets, schedules, bid processes, and contract negotiations
- Represent 3CDC in stakeholder meetings, public forums, and community engagement initiatives
- Provide strategic updates and recommendations to executive leadership
Qualifications
- 7 years of progressive experience in real estate development, construction management, project management, or a related field
- Bachelor’s degree in Business, Finance, Architecture, Planning, Construction Management, or similar discipline
- Strong understanding of development finance, construction methods, and architectural/design documentation
- Experience managing complex development projects from planning through construction
- Proven ability to lead multiple projects simultaneously in a fast-paced environment
- Strong communication, leadership, and relationship-building skills
- Experience with public financing tools, tax credits, and incentive structures strongly preferred

Salary : $130,000 - $165,000
