Maintenance Technician - Summit & Sky Apartments

We are seeking an experienced, hands-on Maintenance Technician to handle the day-to-day maintenance needs of our multifamily apartment community in Bozeman, MT. The ideal candidate is dependable, self-motivated, and able to work independently while providing high-quality maintenance and repair services to our residents and property.

Key Responsibilities

Property Maintenance & Repairs

• Complete daily work orders and resident service requests.
• Perform routine and emergency maintenance involving plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
• Perform maintenance and repairs throughout apartments, common areas, and building systems.
• Prepare vacant apartments for new residents, including cleaning, patching, painting, and general repairs.
• Identify maintenance issues and complete repairs in a timely and professional manner.
• Respond to after-hours maintenance emergencies as part of the on-call rotation.

Preventative Maintenance

• Perform scheduled preventative maintenance on building systems, equipment, and property components.
• Conduct regular inspections of apartments, common areas, equipment, and grounds to identify potential maintenance issues.
• Identify problems early and recommend appropriate repairs or replacement when needed.

Property & Grounds Maintenance

• Maintain the property's landscaping and lawn areas, including mowing, trimming, edging, watering, and seasonal lawn care.
• Maintain common areas, sidewalks, parking areas, and exterior areas of the property.
• Perform seasonal grounds maintenance, including snow and ice removal as needed.
• Maintain the cleanliness and appearance of building common areas, including hallways, stairways, entryways, amenity areas, and other shared spaces.
• Complete routine building cleaning and assist with maintaining a clean, safe, and attractive property.
• Remove trash and debris from common areas and grounds as needed.
• Perform other maintenance, property, grounds, and related duties as needed to support the overall upkeep and operation of the property.

Vendor Coordination

• Coordinate with outside contractors and service providers when specialized repairs are required.
• Meet vendors on-site and assist with access and coordination of maintenance work.
• Monitor completed work to ensure repairs are properly addressed.

Inventory & Documentation

• Maintain an organized inventory of maintenance supplies, tools, and materials.
• Order parts and materials as needed.
• Maintain accurate maintenance records, equipment information, and inspection documentation.
• Use property management or maintenance software to track work orders and maintenance activities.

Qualifications

• 3 years of maintenance experience, preferably in apartment or multifamily property maintenance.
• Strong working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
• Experience with basic landscaping and grounds maintenance.
• Ability to troubleshoot problems and determine appropriate repairs.
• HVAC certification, boiler license, or other trade certification is a plus.
• Strong communication and customer service skills.
• Ability to work independently, prioritize tasks, and manage multiple maintenance requests.
• Valid driver's license and reliable transportation.
• Ability to maintain a professional and courteous relationship with residents, vendors, and coworkers.

Physical Requirements

• Ability to lift up to 50 lbs.
• Ability to climb ladders and work in tight or confined spaces.
• Ability to perform physically demanding maintenance tasks.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to perform lawn care, grounds maintenance, and routine cleaning duties.
