We are seeking an experienced, hands-on Maintenance Technician to handle the day-to-day maintenance needs of our multifamily apartment community in Bozeman, MT. The ideal candidate is dependable, self-motivated, and able to work independently while providing high-quality maintenance and repair services to our residents and property.
Key Responsibilities
Property Maintenance & Repairs
- Complete daily work orders and resident service requests.
- Perform routine and emergency maintenance involving plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
- Perform maintenance and repairs throughout apartments, common areas, and building systems.
- Prepare vacant apartments for new residents, including cleaning, patching, painting, and general repairs.
- Identify maintenance issues and complete repairs in a timely and professional manner.
- Respond to after-hours maintenance emergencies as part of the on-call rotation.
Preventative Maintenance
- Perform scheduled preventative maintenance on building systems, equipment, and property components.
- Conduct regular inspections of apartments, common areas, equipment, and grounds to identify potential maintenance issues.
- Identify problems early and recommend appropriate repairs or replacement when needed.
Property & Grounds Maintenance
- Maintain the property's landscaping and lawn areas, including mowing, trimming, edging, watering, and seasonal lawn care.
- Maintain common areas, sidewalks, parking areas, and exterior areas of the property.
- Perform seasonal grounds maintenance, including snow and ice removal as needed.
- Maintain the cleanliness and appearance of building common areas, including hallways, stairways, entryways, amenity areas, and other shared spaces.
- Complete routine building cleaning and assist with maintaining a clean, safe, and attractive property.
- Remove trash and debris from common areas and grounds as needed.
- Perform other maintenance, property, grounds, and related duties as needed to support the overall upkeep and operation of the property.
Vendor Coordination
- Coordinate with outside contractors and service providers when specialized repairs are required.
- Meet vendors on-site and assist with access and coordination of maintenance work.
- Monitor completed work to ensure repairs are properly addressed.
Inventory & Documentation
- Maintain an organized inventory of maintenance supplies, tools, and materials.
- Order parts and materials as needed.
- Maintain accurate maintenance records, equipment information, and inspection documentation.
- Use property management or maintenance software to track work orders and maintenance activities.
Qualifications
- 3 years of maintenance experience, preferably in apartment or multifamily property maintenance.
- Strong working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
- Experience with basic landscaping and grounds maintenance.
- Ability to troubleshoot problems and determine appropriate repairs.
- HVAC certification, boiler license, or other trade certification is a plus.
- Strong communication and customer service skills.
- Ability to work independently, prioritize tasks, and manage multiple maintenance requests.
- Valid driver's license and reliable transportation.
- Ability to maintain a professional and courteous relationship with residents, vendors, and coworkers.
Physical Requirements
- Ability to lift up to 50 lbs.
- Ability to climb ladders and work in tight or confined spaces.
- Ability to perform physically demanding maintenance tasks.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to perform lawn care, grounds maintenance, and routine cleaning duties.
