SUMMARY OF POSITION:
The Senior Leasing Consultant is responsible for driving leasing velocity, executing strategic marketing initiatives, and delivering exceptional resident experience. The ideal candidate will be a high-performing, results-driven professional with deep knowledge of lease-up dynamics and a passion for building community from the ground up.
ESSENTIAL JOB FUNCTIONS:
Strategic Leasing & Occupancy Management
- Lead all leasing efforts to achieve and maintain aggressive occupancy goals (e.g., 95% within targeted lease-up timeline).
- Develop and execute leasing strategies tailored to the lease-up phase, including pricing, concessions, and promotional campaigns.
- Manage the full leasing cycle: prospect engagement, application processing, lease execution, and move-in coordination.
- Ensure compliance with Fair Housing, ADA, and all applicable laws and regulations.
- Maintain accurate records of leasing activity, traffic sources, and conversion metrics.
Marketing & Brand Activation
- Collaborate with marketing teams to launch and sustain high-impact campaigns across digital, social, and local channels.
- Conduct competitive market analysis and provide insights on pricing, amenities, and positioning.
- Organize and host launch events, open houses, and community engagement activities to build brand awareness.
- Ensure all online listings are current, compelling, and aligned with brand standards.
Resident Experience & Retention
- Deliver a seamless move-in experience, including unit inspections, welcome gifts, and orientation.
- Foster a sense of community through proactive communication and resident events.
- Implement retention strategies to maximize renewals and minimize turnover.
- Serve as a trusted resource for residents, resolving concerns with professionalism and urgency.
Operational Excellence
- Partner with the Community Manager to ensure readiness of units, common areas, and leasing office.
- Monitor and report on leasing performance, traffic trends, and resident feedback.
- Train and mentor junior leasing staff as needed.
- Uphold confidentiality and integrity in all resident and property matters.
Qualifications:
REQUIRED SKILLS / ABILITIES
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that they are able to perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:
- Proven success in lease-up environments or high-volume leasing roles.
- Exceptional communication, sales, and customer service skills.
- Strong organizational and time management abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work flexible hours, including weekends and evenings as needed.
- Valid driver’s license and reliable transportation.
EDUCATION AND EXPERIENCE
- High school diploma or equivalent required; college degree preferred.
- Minimum 3 years of leasing experience, with at least 1 year in a lease-up or new development setting.
