SUMMARY OF POSITION:

 

The Multi- Site Maintenance Supervisor is responsible for the overall management of maintenance for multiple properties, with a minimum of two Maintenance Supervisors reporting to the position.  This role is a senior level maintenance supervisor overseeing each site and is responsible for the overall management for the maintenance of the property, including planning, coordinating, budgeting, reporting, organizing and maintaining the physical needs of the sites.

 

 

ESSENTIAL JOB FUNCTIONS:

  • Responsible for directing maintenance at least two more maintenance personnel in the repair and maintenance of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, refurbishment of apartments and customer service.
  • Helps to generate positive resident relations and optimal resident retention.
  • Trains and develops Maintenance Technicians and Maintenance Supervisors for growth including technical skills, professionalism and leadership skills.
  • Coordinates maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours.
  • Knowledge of Equal Housing Opportunity (HEO) requirements and applicable program regulations.
  • Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.
  • Knowledge of risk/insurance regulations.

 

Employee Management 

  • Provide mentoring and training to enhance employee value.
  • Provide quick and decisive disciplinary action when required. 
  • Monitor, record, and ensure proper time reporting, quality / efficiency for work completion, and follow-up make ready completion.
  • Regular management of employee needs, training of certifications and overall teamwork.
Qualifications:

REQUIRED SKILLS / ABILITIES

  • Superior organization and communication skills.
  • Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers.
  • Must be honest in time reporting. Reliable and on-time to work. 
  • HVAC experience a must.
  • Valid drivers license may be required.
  • Proficiency in Microsoft Office including Outlook, Word, Excel and Powerpoint
  • Exceptional leadership, management, communication and collaboration skills
  • Strong analytical skills
  • Results-oriented and solution focused.
  • High degree of accountability and ownership
  • Excellent judgment and decision making skills.
  • Ability to multi-task, prioritize and meet challenging deadlines

 

EDUCATION AND EXPERIENCE

  • Educational degree not required.
  • At least five years progressive maintenance experience of HVAC, mechanical, electrical, plumbing and grounds maintenance in multi-family or commercial property.
  • Minimum of three years supervisory and training experience required.
