Description
The Curative Specialist of Title Services is responsible for the coordination of day-to-day Title Services operations. The Title Services Curative Specialist position is the subject matter expert in all aspects of Title Services and assists the manager in leading the team in production and knowledge of procedures and systems. Handles escalated and difficult orders.
Primary Duties and Responsibilities
- Retrieve document images from title plants and other sources.
- Serve as the subject matter expert for title services.
- Review daily assignments to ensure timely completion of assigned tasks, actions and duties.
- Identify title defects and work to resolve the issues quickly, efficiently and accurately.
- Recognize when to escalate concerns, issues and/or problems to leadership.
- Prepare and review title commitments for delivery.
- Review vesting-related legal documents (e.g., deeds, trusts agreements, divorce decrees, death certs).
- Clear outstanding liens and judgments using available resources.
- Order, prepare, and review payoffs, subordinations, deeds, affidavits, certificates, and other documents.
- Follow up with vendors and workshare partners on outstanding deliverables (e.g., search packages, commitments, policies).
- Calculate and verify settlement fees, title premiums, and recordation fees/taxes being collected.
- Complete tasks and respond to emails / phone calls in adherence with Company and Department SLS (Service Level Standards).
- Ensure that all state specific compliance requirements/processes are met and adhered to.
- Other duties as assigned.
Requirements
Knowledge:
Minimum requirements of a high school diploma with at least three years industry or related business experience. Experience within the real estate industry and/or vendor management service company preferred. ALTA best practices experience preferred.
Skills and Abilities:
Knowledge of title requirements for origination in multiple states; Proficiency in Microsoft Office (Outlook, Excel and Word); Experience using client-based systems; Attention to detail; Motivated and positive team player; Excellent verbal, written and interpersonal skills; Excellent communication skills with team members, clients, vendors and management. Ability to multitask and problem solve in a fast-paced environment.
Prior Work Experience
Technical: 3 - 5 years
Education and Credentials
Required: HS Diploma/GED
Preferred: Bachelor’s Degree, Concentration in Business
Other Certifications: Associate's Degree is also preferred over HS Diploma/GED
