ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:- Review of stick built CCP packages, including cost breakdown, builder review, contract review, plans & specs, etc. Conduct initial review, work with branch to obtain any missing items and submit to NWCC for their review. Work collaboratively to assemble, organize, prepare, and review relevant documentation for submission of construction package to NWCC.
- Communicate results of NWCC review, collect additional recommended documents/information and either determine acceptability or re-submit to NWCC for final
approval. Update file to reflect change orders, as needed. - Post-closing, upon notification of loan closing, upload transaction data to Land Gorilla for Holdback.
- Set up and balance budgets in Land Gorilla for all projects. Maintain Land Gorilla files systematically and in accordance with established guidelines to ensure compliance for transfer of data to Encompass (API).
- Provide support to borrowers, builders, and teammates as required to ensure productive and efficient use of Land Gorilla software during the process of construction.
- Manage draw process, including review of draw requests, ensuring all signatures are obtained, ordering inspections, comparing results of inspection to draw request, ordering date downs, reconciling progress of funds, requesting checks/wires to distribute funds, communicating with all parties to the transaction.
- Monitoring progress of project to ensure project is on schedule to close on time and that there are adequate funds to complete the project. Maintain clear and accurate documentation on progress and disposition of files.
- Obtain necessary documentation to close out project upon completion, ie: final appraisal inspection, final building permit, occupancy cert, final lien search, final disbursement of construction funds, etc.
- Monitor and coordinate obtaining signed modification extensions when projects will not be completed in time to modify prior to the construction loan maturity date.
- Communicate extensions to Loan Ops prior to balloon notice being mailed to borrower.
- Maintain knowledge of FNMA, FHLMC, FHA, VA, USDA, and other correspondent investor guidelines.
- Maintain positive and productive relationships with other 1st Security Bank Departments and vendors involved with these programs, such as Loan Ops, Encompass Team, Funding, Underwriting, NWCC, etc.
- Represent 1st Security Bank professionally while providing a high level of customer service.
- Troubleshoot problems, including title issues, progress delays, unplanned change orders, etc, that arise during project approval, construction & modification.
- Communicate delays to management as appropriate.
- Field customer inquiries and respond with necessary information in a timely manner.
- Manage daily workflow expectations in line with production fluctuations and file quality initiatives provided by Operations and Production Managers.
- Review, assist, and comply with audit findings, compliance reviews, quality control findings, and other internal and external reviews related to construction file quality.
- Other duties as assigned.

- High School Diploma or GED required.
- Minimum of 2 years of mortgage banking experience in lending, closing, title, escrow, or related fields. Condo- and custom construction-related processing experiences a plus.
- Excellent written and verbal communication skills.
- Knowledge of real estate lending and documentation. Knowledge of title and survey matters, including the ability to evaluate exceptions to title.
- Up to date knowledge of mortgage banking procedures including an in depth understanding of loan processing, escrow, closing procedures and regulatory requirements.
- Ability to work closely and efficiently with lending personnel.
- Strong customer service skills required for internal and external customer communications.
- Proficient in MS Office Suite, spreadsheets, and database lending software.
To perform this job successfully, an individual should be skilled in Microsoft Office Products, proficient using 10-Key, typing skills.

Salary Range: $24.00 to $30.00 per hour.
