Lead Construction Estimator

(Restoration & Multifamily Projects)

Position Summary

We’re seeking a driven, detail-oriented Lead Construction Estimator to join our team. This individual will take ownership of the estimating process from initial RFP through contract award - developing accurate, timely, and competitive budgets for multifamily, residential, light commercial, and restoration projects.

The ideal candidate is a self-starter with strong leadership skills, the ability to read and interpret blueprints, and the technical expertise to produce precise restoration estimates in Xactimate. As one of the first points of contact for our clients, this person must bring professionalism, polish, and a client-focused attitude that reflects our company’s commitment to excellence.

This position reports directly to the Executive Vice President of Operations.

Key Responsibilities

1. Cost Estimation & Technical Expertise

  • Prepare accurate and comprehensive cost estimates for construction, restoration, and repair projects (water, fire, and storm damage).
  • Utilize Xactimate and other estimating software to produce detailed, insurance-compliant estimates.
  • Review and analyze blueprints, drawings, and specifications to determine scope and materials.
  • Identify value-engineering opportunities and cost efficiencies.

2. Leadership & Collaboration

  • Serve as the lead point of contact for estimating efforts, providing guidance and oversight to team members as needed.
  • Collaborate with engineers, architects, property managers, adjusters, and internal teams to ensure thorough cost analysis.
  • Communicate clearly and professionally with clients, presenting estimates and addressing questions with confidence and courtesy.

3. Proposal Development & Business Growth

  • Develop professional, competitive proposals with detailed scopes of work, budgets, and supporting documentation.
  • Participate in client meetings and pre-bid walkthroughs, supporting business development and relationship building.
  • Negotiate pricing with vendors and subcontractors to secure favorable terms.
  • Identify opportunities for company growth through proactive client engagement and market awareness.

4. Project Evaluation & Continuous Improvement

  • Review project schedules and ensure cost projections align with operational timelines.
  • Track and analyze project performance data to refine future estimates.
  • Stay current with construction trends, pricing, and industry best practices to maintain competitiveness.

5. Compliance & Quality Assurance

  • Ensure all estimates adhere to company standards, insurance requirements, and client specifications.
  • Verify that all materials, labor, and scope items are properly accounted for.
  • Maintain documentation and version control in estimating and project management software systems.

Qualifications & Skills

Experience:

  • 5 years of progressive estimating experience in residential, multifamily, light commercial, or restoration (water/fire/storm) projects.

Technical Skills:

  • Proficiency in Xactimate (required).
  • Strong ability to read and interpret blueprints, drawings, and specifications.
  • Knowledge of construction methods, materials, and restoration processes.

Additional Requirements:

  • Valid driver’s license with a clean record.
  • Able to travel regionally across North Carolina, South Carolina, Georgia, Tennessee, and Virginia as business needs require.
  • Must pass a background check.
