10 Federal Storage is a leading, high-growth US real estate investment and property management company specializing in automated, technology-driven self-storage facilities across North America. By leveraging cutting-edge technology, our company streamlines traditional brick-and-mortar operations, making asset management highly efficient and scalable.

The Investor Relations Analyst / Associate owns the investor-facing side of 10 Federal’s private funds. The role produces quarterly investor reports for four fund entities, runs fund closings and capital calls, publishes distributions, and handles every request that reaches the investor inbox.

The work sits between Accounting, Operations, outside counsel and the principals. It carries hard external deadlines and a high accuracy standard, because most of what investors see passes through this seat before it goes out.

Responsibilities: 

▪ Quarterly investor reporting. Build and issue the quarterly report for each fund, working off the prior quarter’s deck. Financials come from Accounting and property context comes from the operating team. Publish and send through Juniper Square.

▪ Juniper Square administration. Juniper Square is the system of record for the funds. Keep investor records, entity structures, commitments, positions, documents and access permissions current, and log investor activity as it happens. That log is what fundraise tracking and investor reporting are built off.

▪ Institutional capital raise support. Build pitch decks and diligence materials, respond to due diligence questionnaires, maintain the data room, and turn around ad hoc requests from prospective institutional investors and placement agents.

▪ Distributions. Match the quarterly distribution file from Accounting to the Juniper Square template, publish it, and notify investors.

▪ Fund closings and capital calls. Prepare subscription packages, track documents to signature, set up new investors and entities in Juniper Square, and issue capital call notices.

▪ Investor servicing. Own the investor inbox. Answer position, distribution, tax document and portal access questions.

▪ Retail investor onboarding. Respond to inbound interest, grant data room access, walk prospects through subscription, and track it in Juniper Square through to the next close.

▪ Transfers of ownership. Process estate and trust transfers with counsel, then update the position in Juniper Square.

▪ Track record workbook. Update the quarterly track record, REO schedule and debt schedule.

QUALIFICATIONS

Required

▪ Bachelor’s degree in finance, accounting, real estate, business or a related field.

▪ Two or more years in investor relations, fund administration, private equity, commercial real estate or accounting.

▪ Working knowledge of private fund mechanics: subscription documents, capital calls, distributions, LP reporting.

Preferred

▪ Experience with Juniper Square or a comparable investor portal.

▪ Exposure to self storage or another asset class with recurring LP reporting.

▪ Familiarity with Regulation D private placements and Form D filings.

▪ PowerPoint fluency for investor-facing decks.

▪ Advanced Excel. Able to build, audit and maintain multi-tab workbooks that other people rely on.

SKILLS & COMPETENCIES

▪ Accuracy under deadline. The output is investor facing, and errors are visible the moment they send.

▪ Ownership. The calendar is fixed by quarter ends and closings, and the work runs with little day-to-day direction.

▪ Cross-functional coordination. Inputs arrive from Accounting, Operations, Construction and outside counsel, and none of them arrive on their own.

▪ Clear written communication across audiences: retail investors, institutional LPs, counsel and the principals.

▪ Discretion with confidential investor and financial information.

PHYSICAL REQUIREMENTS / WORK ENVIRONMENT

▪ In-office role based in Raleigh, North Carolina.

▪ Standard office environment. Extended periods at a desk and computer.
