POSITION SUMMARY
The director of Asset Transitions owns the journey of every new property from acquisition to operational handover. This is the single point of accountability that ensures each facility is brought up to 10 Federal's Standard of Presentation before it is turned over to Faciiltes and Property Operations.
This is a hands-on, field leadership role. The Director leads the nationwide A-Team that takes possession of properties on Day 1, conducts pre-acquisition due diligence and pre-opening site visits, and personally drives every transition from first walk to final handoff- ensuring no property is released until it truly meets standard. As 10 Federal scales rapidly, this leader is the connective tissue between Acquisitions, Construcution, Onboarding, and Operations, bringing precision, urgency, and brand consistency to every transition.
KEY RESPONSIBILITIES
Pre-Acquisition Due Diligence
- Conduct hands-on due diligence on target properties before acquisition, surfacing physical condition, deferred maintenance, code compliance, and brand-gap issues that drive transition scope and cost.
- Assess site findings and communicate clear, actionable recommendations that support go/no-go decisions, identify required improvements, and set realistic expectations for bringing each property up to company standards.
- Flag technical, structural, and timeline risks early so they can be priced and planned — not discovered on Day 1.
Pre-Opening Site Visits & Transition Planning
- Perform pre-opening site visits to build the property-specific transition plan against the 10 Federal Standard of Presentation.
- Define the full punch list: signage and wayfinding scope, gate and access standards, paint and finish requirements, and every other element needed to bring the site to spec.
- Sequence work and align vendors, internal teams, and timelines so each property opens on brand and on schedule.
Day-1 Takeover & A-Team Leadership
- Lead the nationwide A-Team that travels to take possession of newly acquired properties on Day 1.
- Direct on-the-ground execution of the takeover — securing the site, standing up access control and signage, and beginning the transition to standard immediately upon possession.
- Build, train, schedule, and hold the A-Team accountable for consistent, high-quality execution across every market.
Cross-Departmental Coordination & Handoff
- Serve as the central coordination point between Construction, Acquisitions, Onboarding, and Operations — ensuring nothing falls through the cracks between departments.
- Facilitate communication, resolve conflicts between teams, and maintain shared timelines so each transition moves from start to finish without stalling.
- Own the documented handover to Facilities and Property Operations once a property meets standard — confirming systems, vendor relationships, and physical standards are in place so Operations inherits a turnkey, on-brand facility.
Ownership of the Transition to Standard
- Own the transition to 10 Federal's specifications completely — every property, every standard, no exceptions.
- Drive each project to full completion before handover, closing out punch lists and verifying the facility meets the Standard of Presentation in full.
- Serve as the final accountability check: leadership's single point of responsibility that a facility is truly ready before it is released.
- Capture lessons learned from each transition and feed them back into standards and process to make the next takeover faster and cleaner.
QUALIFICATIONS
Required
- 5 years in senior-level operations, construction or project management, multi-site rollout, or property transitions — self-storage or commercial real estate strongly preferred.
- Proven ability to own complex, multi-stakeholder projects from planning through completion, on time and to spec.
- Strong field-execution background with the willingness and ability to travel nationwide frequently, often on short notice.
- Demonstrated success building, training, and leading high-performing teams in a fast-paced, deadline-driven environment.
- Sharp eye for physical condition, brand standards, and quality control — able to spot what's out of spec and drive it to resolution.
- Excellent cross-functional communication skills; credibility to hold peers and partner departments accountable.
- Highly organized, analytical, and decisive — comfortable owning outcomes and being the single point of accountability.
Preferred
- Experience in self-storage acquisitions, turnarounds, or branded platform transitions at scale.
- Familiarity with facility management systems, access control platforms, and property operations technology.
- Background working in a rapid-growth environment where process-building and execution happen simultaneously.
PHYSICAL REQUIREMENTS & TRAVEL
- Frequent nationwide travel required — often on short notice based on acquisition timing.
- Ability to conduct thorough property walkthroughs including outdoor areas, upper floors, and mechanical spaces.
- Comfort working in facilities at various stages of renovation or transition.
- Valid driver's license required; ability to operate a personal or company vehicle for site visits.
