Seeking a hands-on, working Superintendent with excellent communication and follow-up skills (verbal and written). This job will start in January 2026. Your daily activities at our non-union, 54-unit, UWS pre-war Co-op Apartment building will require problem-solving, efficiency, excellent workmanship, quick response, confidence, and time management. You will collaborate closely with the Property Manager and the Board of Directors. Emergency response outside normal business hours is required. JOB AND BENEFITS DESCRIPTION
Working Hours: FULL-TIME (40 working hours): 8:00 AM to 5:00 PM, M-F with 1-hour lunch, PLUS 24-hour/7-day emergency on call for emergencies
Housing: 2-Bedroom, Basement Apartment. Must be lived in as primary residence.
Salary Range: $65,000 to $75,000 commensurate with superintendent or closely related work experience – MINIMUM FIVE (5) YEARS EXPERIENCE. Annual Raises will be considered and approved, based on excellent performance and proven deliverables/expectations given by the Coop Board and Management

Building Description/ Ownership Types:
- Co-op, elevator apartment building with 7 residential floors. 54 apartments.
- Condo with 7 commercial/retail stores. Each store tenant has their own landlord to report issues to, and 1 professional space.
KEY DUTIES (some with porter assistance):
- Manage garbage and recycling according to NYC sanitation guidelines.
- Consistent cleaning of common areas: 7 floors/hallways, lobby level, basement level, exterior courtyards, Sidewalk entry areas (snow and litter removal).
- Respond promptly to tenant service requests and emergencies.
- Complete daily walk-throughs; maintain logs for mechanical rooms and life-safety equipment.
- Perform routine inspections of the building and courtyards to identify maintenance needs.
- Operate, monitor, and maintain building systems: boilers, hot-water heaters, pumps, elevator (with vendor), sprinklers, ventilation, and mechanical rooms.
- Perform and/or triage repairs: plumbing, electrical, carpentry, painting; escalate to licensed trades as needed.
- Supervise, coordinate, and monitor third-party vendors and contractors for daily work and special/annual projects. Enforce compliance with all building rules and ensure that work is being done properly to prevent long-term problems.
- Supervise Staff: 1 porter, 5 doormen.
- Maintain daily logs and records of repairs, inspections, and supplies used. Routinely report all work activities and building issues to Property Manager and Coop Board.
- Control costs – repairs, supplies, and staff overtime.
- Communicate with Management via phone, email, or text to address issues promptly and properly.
- Enforce building rules and regulations as necessary.
- Provide access to units for inspections, repairs, and emergencies (when required).
- Work indoors and outdoors in all weather, including early mornings, evenings, weekends, and holidays as needed.
Qualifications:
- High school diploma or equivalent; trade certification a plus.
- 5 years of related experience in residential building maintenance or as a superintendent.
- Excellent project management skills with a focus on efficiency and quality.
- Strong knowledge of basic maintenance tasks (plumbing, electrical, carpentry).
- Strong problem-solving skills, attention to detail, and ability to make decisions under pressure.
- Strong communication skills in English, both verbal and written. Spanish is a plus.
- Ability to work independently and manage time effectively.
- Excellent leadership and conflict resolution skills; ability to motivate staff and manage subcontractors effectively.
- Must be on-call 24/7 for emergencies (evenings/weekends).
- Physically capable of lifting, climbing, and performing labor-intensive tasks.
- Proficiency with computers, smartphones, and property software such as Building Link.
Preferred:
- Familiarity with 1-Pipe Steam heat systems and their maintenance requirements.
- Experience working with NYC building codes and DOB requirements.
