ZRS Management is Hiring a Regional Maintenance Director Near Corporate, FL

Overview

The Regional Maintenance Director’s primary goal is to provide support to the Maintenance Supervisors, Regional Managers and Property Managers. The Regional Maintenance Director will work hand-in-hand with the Maintenance Supervisor and Regional Managers in the South Florida Region. The primary focus will be to assist in the retention of the ZRS MANAGEMENT resident through skilled, efficient and professional service. The position of the Regional Maintenance Director reports directly to the RVP or VP depending on the region.

Responsibilities

DUTIES and SPECIFICATIONS:

The Regional Maintenance Director is responsible overseeing the overall maintenance of the properties within their region, including but not limited to:

  • Develops and implements strategies on improved effectiveness of maintenance teams.
  • Assists Senior Team in selection of major/exclusive vendor partnerships.
  • Work with vendors, Regional Managers and Maintenance Supervisors to identify cost saving opportunities for properties within the region.
  • Assists Regional Property Managers, Property Manager and Maintenance Supervisors in personnel decisions including hiring, firing, annual reviews, promotions, etc.
  • Trains, monitors and coaches all maintenance team members.
  • Aids Property Managers and Maintenance Supervisors when separations occur including providing property coverage when Maintenance Supervisor separation occurs.
  • Conducts safety training with maintenance teams at regular intervals. This includes confirmation that each team member is working in a safe environment and all company safety policies are being followed.
  • Conducts semi-annual property inspections on all assets within region to include:
  • Grounds, buildings and other community features to minimize liability and ensure excellent curb appeal.
  • Property turn operations to ensure vacant apartments are made rent ready in a timely manner and meets ZRS standards.
  • Reviews and audits service requests to ensure repairs are made in compliance with ZRS standards and expectations.
  • Oversees small capital projects and select large capital projects.
  • Assists with new construction standards walk and assists with acceptance of major building components (elevators, clubhouse, exteriors, common areas, etc.)
  • Facilitates transfer from construction to on-site service team for new acquisitions.
  • Assists Property Managers and Regional Managers with capital budget preparations, contract specifications and bids.
  • Assists Regional Managers with troubleshooting large maintenance issues.
  • Leads maintenance inspections during due diligence. Including full interior and exterior asset inspection. When needed, Regional Maintenance Supervisor to collect and present bids.
  • Schedules and supervises property preventative maintenance program.
  • Attends owner meetings when needed.
  • Other duties and responsibilities as assigned by supervisor.

Qualifications

SKILLS, KNOWELDGE and ABILITIES:

  • Must be able to fulfill job requirements of Maintenance Supervisor.
  • Must be knowledgeable of all city, state and federal codes.
  • Must be knowledgeable in OSHA regulations.
  • Must be HVAC certified.
  • Maintenance experience and knowledge in plumbing, electrical, HVAC and appliances.
  • Ability to lift heavy objects.
  • Ability to communicate clearly with residents and coworkers.
  • Must be able to read and write in English language and in a legible manner.
  • Ability to use and apply common sense and use good judgement.
  • Ability to work cooperatively and in a teamwork environment.
  • Must possess attention to detail, manage time effectively and adapt to change in a composed manner.
  • Ability to handle multiple projects and tasks and cope with stress in a composed manner.
  • Ability to respect and maintain confidentiality.
