Zeller is Hiring a Project Manager Near Chicago, IL

Zeller owns and operates assets in Georgia, Illinois, Indiana, Minnesota, Ohio, Oregon, South Carolina, Texas and Wisconsin, and we continue to grow and expand our holdings nationally. We are looking to add a Project Manager to join our team in Chicago, IL.

The Project Manager is responsible for overseeing construction activities for Zeller’s Chicago downtown and suburban portfolio in collaboration with another project manager and supported by a construction support coordinator. Works closely with corporate and property teams to ensure construction meets standards and time frames within cost estimates. Involved in contract negotiations and has responsibility for day-to-day project progress and activities.

  • Collaborate as part of Ownership team to develop program, design, budget and schedule for capital improvements based on Ownership business plan for property.
  • Collaborate with Leasing team to provide support on tenant improvement construction budgeting, work letter development, schedule etc. for lease finalization.
  • Develop RFPs for design and construction work for capital improvements and landlord performance tenant improvements; write contracts and manage performance of the work.
  • Responsible for tenant performance improvements, set preconstruction and ongoing meetings with tenant, contractors, and property management; review and approval tenant plans; monitor schedule and timely completion of the construction.
  • Ensure that technical standards and quality control standards are met.
  • Manage monthly project cost reconciliations including vendor invoices, etc. and work with construction support coordinator to maintain Yardi Construction Manager system input.

Knowledge, Skills and Abilities:

  • Minimum of five years of experience working as Owner’s project manager in the office building industry.
  • Demonstrated experience in reading construction documents and specification manuals.
  • Excellent working knowledge of building design and systems.
  • Excellent working knowledge of real estate, building operations, facilities and construction.
  • Excellent working knowledge of landlord/tenant lease language and work letters as related to tenant construction.
  • Strong financial acumen and ability to develop capital improvement and tenant improvement budgets and reporting.
  • Intermediate skills in Microsoft Office and Project.
