Senior Project Manager

LOCATION: Wild Horse Pass Corporate Center

COMPENSATION: $106,300-$120,700

HOURS OF WORK: Full-Time

FLSA STATUS: Exempt

REPORTS TO: Assistant General Manager, Legal and Development

Position Summary:

A Senior Project Manager in the construction industry is a leadership role responsible for overseeing and managing the planning, execution, and successful completion of construction projects. This role involves coordinating various project aspects, including budgeting, scheduling, resource allocation, risk management, quality control, and communication with stakeholders. The Senior Project Manager plays a crucial role in ensuring projects are delivered on time, within scope, and within budget while adhering to safety and quality standards.

Job Duties & Responsibilities:

Project Planning and Initiation:

  • Collaborate with stakeholders to define project scope, objectives, and requirements.
  • Develop comprehensive project plans, including timelines, resource allocation, budget estimates, and value engineering.
  • Identify potential risks and develop mitigation strategies.
  • Assist in soliciting proposals for architects, contractors, subcontractors, etc.

Resource Management:

  • Allocate personnel, equipment, and materials to project tasks.
  • Coordinate with various teams, including architects, engineers, contractors, and subcontractors.
  • Monitor resource utilization and make adjustments as necessary.

Budget and Cost Control:

  • Develop and manage project budgets, tracking expenses and forecasting costs.
  • Control project expenditures, ensuring adherence to budgetary constraints.
  • Review and approve project-related invoices and payments.

Schedule Management:

  • Develop project schedules, setting milestones and deadlines.
  • Monitor project progress and ensure activities are on track.
  • Address delays and implement corrective actions as needed.
  • Evaluate and manage changes to project scope, schedule, and budget.
  • Assess the impact of changes and communicate adjustments to relevant parties.

Permitting:

  • Obtain permits from appropriate authorities.
  • Manage third party inspections of the project.

Quality Assurance and Compliance:

  • Ensure construction activities adhere to industry standards and regulatory requirements.
  • Implement quality control processes to monitor and maintain work quality.
  • Conduct regular inspections to identify and rectify potential issues.

Communication and Stakeholder Engagement:

  • Maintain open and transparent communication with project stakeholders, including clients, management, and team members.
  • Provide regular updates on project status, addressing concerns and inquiries.

Risk Management:

  • Identify potential risks and uncertainties that could impact project outcomes.
  • Develop risk management strategies and contingency plans.
  • Mitigate risks by implementing preventive measures and addressing issues promptly.

Health and Safety:

  • Enforce strict adherence to safety protocols and regulations on the construction site.
  • Promote a culture of safety among project team members and subcontractors.

Project Documentation:

  • Maintain accurate and up-to-date project documentation, including contracts, permits, and reports.
  • Generate project reports for management and stakeholders.

Key Qualifications - Education & Work Experience:

  • Bachelor's degree in civil engineering, Construction Management, or related field.
  • Ten years' experience as a Project Manager in the construction industry.
  • Strong knowledge of construction methods, materials, and techniques.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in project management software and tools.
  • Ability to analyze complex problems and make sound decisions.
  • PMP or other relevant certifications are a plus.
  • Familiarity with safety and regulatory standards in the construction industry.

Supervisor Responsibility:

  • This position is responsible for managing the accountant's workflow at each enterprise managed.

Working Conditions: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Work will primarily be performed in an office environment.

An employee in this position spends some of their time in an office setting with a controlled climate where they sit and work on a computer for extended periods of time, communicate by telephone, email or in person, and move around the office or travel to other locations.

This position is also regularly required to perform site in all types of weather, including construction sites or industrial facilities. These may involve extensive walking over areas with uneven terrain, climbing to view property, exposure to inclement weather, moving mechanical parts, loud noise or machinery, chemicals or fumes and other hazards associated with these types of work environment. This position is required to have the mobility and stamina required to complete these types of site inspections.

Physical Demands: While performing the duties of this job, the employee is regularly required to sit for an entire shift/extended period. The employee occasionally is required to stand; and bend, climb, stoop, lift, carry, push, kneel, crouch, or crawl. The employee must regularly lift and/or move 15 pounds, and occasionally lift and/or move up to 25 pounds.
