Western Dental Services, Inc. is Hiring a Leasing Manager Near Coppell, TX

Overview

Western Dental Services, Inc., California’s largest dental services provider and one of the nation’s leading dental HMO’s, is looking for a bright, talented and motivated, Leasing Manager to focus on new leasing for both new office growth and expansion and existing portfolio management. Western Dental and its affiliates own and operate over 570 dental offices in 20 states coast to coast. Western Dental is experiencing high growth and is aggressively entering new markets. Western Dental is looking for a high energy, skilled individual to serve as a Leasing Manager, who will focus on a variety of leasing functions, including negotiating new lease transactions, lease renewals, lease assignments connected with M&A activity, existing lease portfolio analysis, lease project management and high level lease administration functions. The candidate should be familiar with commercial leases and especially retail lease structure and terms. This position will handle a variety of leasing projects in a real estate portfolio that has grown dramatically over the last decade.

Responsibilities

  • Negotiating formal leases based on letters of intent that have been carefully negotiated by our Site Selection Specialists for new offices across the country.
  • Moving proposed leases through rounds of comments between our real estate counsel, landlords and their counsel, real estate brokers and our internal real estate team, to expediently and successfully reach a final and mutually agreeable lease document.
  • Managing multiple lease projects simultaneously, while keeping a grasp on the various terms, comments, and remaining issues in each project.
  • Moving lease projects forward diligently, negotiating the most advantageous terms possible for the Company, while maintaining a drive toward reaching the growth goals of both our department and our Company.
  • Working effectively with various players in complicated negotiations, seeing the angles, using strategy, charm, assertiveness, personality, and detail-orientation to move deals forward.
  • Supervise the lease, amendment, assignment, and termination agreement execution processes, both internal and external.
  • Prepare site presentation packages for final approval by the Denovo Committee.
  • Manage and negotiate a steady flow of lease renewals and documentation for our existing portfolio, while developing a good working knowledge of the particulars of our ever-changing portfolio.
  • Manage and negotiate a regular rotation of lease assignments related to the Company’s acquisition activity, balancing the terms of the lease assignment against the urgency associated with a quick close to the acquisitions.

Collaborate with vendors, brokers and other retail real estate industry professionals to meet Company’s expansion goals.

Qualifications

  • Proven leadership ability, administrative ability, technical background and project responsibility experience required.
  • 5 years’ experience in project management, retail real estate and construction management, or similar discipline.
  • Bachelor’s Degree in Business, Project Management, or closely related field preferred, but not required.
  • Must be able to work with minimal supervision and plan, develop, coordinate, and manage multiple projects simultaneously.
  • Demonstrated ability to develop, negotiate, and enforce a service level agreement with business colleagues and vendors.
  • Excellent client relations, client management, and consultation skills required.
  • Superior oral and written communication and collaboration skills required.
  • Strong organizational abilities required.
  • Team oriented.
  • Software competency: Microsoft Project, MS Office Suite, including ability to create and perform advanced Excel functions required.
  • Demonstrated ability to develop and modify specifications, plans and contractual agreements.
  • Demonstrated full understanding NOD programs and processes.
  • PMP certification or similar preferred.
  • Strong knowledge of local, state, and federal building code and permitting process preferred.
