U.S. Property is a growing real estate development company looking for a CONSTRUCTION PROJECT MANAGER to plan, estimate, and oversee projects across 15 states. This person has excellent communication skills with strategic thinking talents that will assist the team in tenant improvements, redevelopment, new development, managing budgets and collaborating with general contractors and subcontractors. This person will have a strong working knowledge of pre-design and pre-construction, cost estimating, building systems/components and technology, contract management, project delivery methods, team building and client relationship building required.

Essential Job Functions:

• Oversee all projects from beginning to end, from tenant improvements, redevelopment and new development, while monitoring compliance with safety and building regulations.
• Collaborate with subcontractors, engineers, architects, and tenants.
• Select and manage subcontractor and vendor relationships.
• Primary contact for owners, architects, and other invested parties throughout the project.
• Determine and define scope of work and deliverables.
• Manage the budget and estimate costs.
• Create and maintain a current schedule for each project.
• Hard bid and conceptual estimating.
• Negotiate agreement terms, manage construction contract drafts, collect subcontractor bids on projects, and obtain permits.
• Work under deadlines in a fast-paced environment to plan and coordinate all aspects of the construction process from hiring contractors to working with engineers, architects, and vendors.
• Communicate effectively with Director of Real Estate.
• Conduct site visits both locally and out of state to monitor and inspect deferred maintenance, potential acquisitions, tenant improvement projects, updates and redevelopment.
• Recognize and embrace a team approach and philosophy and possess the ability to lead up, down and laterally with ease. Experience with Traction (Entrepreneurial Operating System) a plus.
• Ability and willingness to travel up to one week per month.
• Manage a maintenance team of three.
• Any other duties as assigned by Director of Real Estate.

Required Education/Experience:

• B.S. in Construction Management, Engineering, or experience in related filed preference
• 3 years’ experience in Project Management experience in construction
• 3 years’ experience in People Management

Job Type: Full-time

Pay: $70,000.00 - $90,000.00 per year
