TWG Development, Construction, Property Management is Hiring a Maintenance Technician II (Sign-On Bonus) Near Ames, IA

Description

Purpose of Position: TWG Management, LLC. is seeking a full-time Maintenance Technician to help with maintenance/janitorial operations at a TWG apartment community. The Maintenance Technician will be responsible for general upkeep of the property, positive resident relations, and works in the direction of company goals. A Maintenance Technician is also responsible to complete any other assignments as directed by management.

Reports to: Property Manager, Area Manager, and Regional Manager

Essential Duties:

  • Perform general punch requirements
  • Grounds and equipment upkeep
  • Snow removal
  • Basic service requests such as:
  • Replacing lightbulbs/light kits
  • Unclogging toilets
  • Garbage disposal installation/repair
  • Basic water heater repair
  • Basic cleaning and resident services
  • Repairing plumbing, appliance, electrical, and carpentry
  • Qualified candidates must possess adequate proficiency and communication skills to deliver excellent customer service
  • Maintain work order systems, logs, and other records as needed
  • Timely reporting of incidents that include property loss or work-related injuries
  • Operates various mechanical, electrical, and power/garden tools
  • Must comply with all local, state, federal guidelines as well as company policies & procedures
  • On-call duty and weekend work schedules to be expected to emergency maintenance service

Requirements

  • 1-year minimum experience in the Maintenance Field
  • Develop and design innovative solutions to difficult problems
  • Need to have a thorough understanding of HVAC Maintenance and Repairs
  • EPA Certified
  • Has shown above and beyond performance
  • Compliant with all Grace Hill Training
  • Must have strongly developed intuition; must be able to analyze problems and find solutions
  • Basic Knowledge and understanding of Schematic Drawings
  • Has completed Gracehill Maintenance Training courses with 70% or higher

  • The position requires the employee to work indoors and outdoors, day or night, in a wide range of temperatures and overall weather conditions. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands or arms and talk or hear. The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl.
  • Work involves use of hand and small power tools, and involves significant amounts of bending, stretching, walking, reaching, pushing, pulling, grasping, standing, and lifting to 100 on a regular basis. As well as climbing and descending ladders and/or stairs above 15ft.
  • Performs a variety of routine semi-skilled maintenance for District facilities, including, but not limited to carpentry, painting, plumbing, and electrical trades work. Ensures that facilities are available for use and consistently maintained in a safe and clean condition.
