TWG Development, Construction, Property Management is Hiring a Director of Property Management Near Indianapolis, IN

Description

The Director of Property Management is under the direct supervision of The Vice President of Property Management(VP). This position is responsible for overseeing the company’s multifamily portfolio of properties. The Director of Property Management will lead a team of Regional Property Managers (RPM) to ensure that each property meets or exceeds its financial performance targets and regulatory compliance agreements.

Reports to: Vice President of Property Management

Responsibilities:

a. Staffing Oversight

  • Assist Regional Property Managers (RPMs) with the hiring and staff retention (Director of Property Management responsibility if no RPM assigned)
  • Ensure RPMs are adequately trained on all duties that are listed on the RPM’s job description
  • Provide all necessary support to the RPMs to ensure that all assets are being monitored and operated at the highest level
  • Must hire and maintain staff at all properties that do not have oversight of RPM’s
  • Enforcing the educational requirements that are in place (and making updates, as needed)

b. On-Site Operations

  • Develop and monitor the inspection process for all job tiers at the property site level
  • Ensures properties are meeting absorption process from lease up to stabilization
  • Ensure that daily on-site operations are entered into the property management software system in a timely manner
  • Rent and Policies should be reviewed quarterly- all properties
  • Property Contracts will be a collaborative process with the President and VP of Property Management
  • Frequently analyze market data to ensure competitive pricing in all regions
  • Manage tenant relationships and address any issues regarding services, products, and/or personnel

c. Accounting

  • Ensure month end is processed correctly by all site staff and RPMs
  • Budget preparation must be completed by set deadlines.
  • Work jointly with accounting to make sure all information on One site is correct for any reporting
  • Ensure all finalized budget numbers are being adhered to by all RPMs
  • Hold RPMs accountable for maximizing revenues, minimizing operating expenses
  • Assist the Vice President and developer with all property sale inquiries and reporting that may be needed
  • Collaborate with the Assistant Control to identify and overcome financial reports to meet equity partners
  • Prepare reports for management regarding the financial status of the properties
  • Review financial statements to ensure accuracy of accounting records

d. Other duties as assigned

e. The DPM will be located at the central office, Indianapolis, IN, and will be required to travel a min of 60% to properties throughout our portfolio

f. Meet with Equity Partners, Ownership minimally quarterly

Requirements

 • 5-7 years of multi-family property management experience

• 5-7 years of supervisory experience

• Expected travel 40%- 60% of time

• Knowledge of Microsoft Office Applications

• Must be able to manage multiple priorities and have close attention to detail

• Knowledge of property management software (OneSite preferred)

• Strong written and verbal communications skills; vital listening skills

• High School Diploma or Equivalent required (college degree preferred)

• Knowledge of Section 42 low-income housing tax credit, HUD, and similar housing programs
