Trinity Multi Family is Hiring a Maintenance Supervisor Near New Orleans, LA

Our firm, one of the largest Real Estate developer/owners in the Gulf South has an immediate opening for an experienced Area Maintenance Director for our New Orleans portfolio, which range from work force housing to Class A properties and everything in between.

DUTIES The Maintenance Director is responsible for maintaining the physical integrity of the building at all times. The Maintenance Director coordinates, supervises the maintenance staff and actively participates in the maintenance of the physical condition of the entire community while promoting resident satisfaction. In addition to being responsible for the appearance and working order of the property including structures, facilities & systems in individual apartments, exterior and common areas.

As an experienced professional you will:

• Complete and/or assign projects/tasks in a thorough, accurate, and timely manner

• Able to make sound decisions and problem solve timely and effectively

 • Follow up on customer service issues in a timely manner to ensure resolution

 • Demonstrate knowledge and adherence to all building, county, and state standards and regulations • Walk units and create punch lists for issue resolution with staff, construction team and/or vendors • Implement preventative maintenance schedules and procedures

 • Assign tasks, supervise and evaluate staff and vendors • Walk the property daily and conduct safety inspections

 • Order, store, and maintain inventory of equipment, supplies, and materials

 • Perform walk-through inspections of vacated units

 • Review resident repair work orders

 • Conduct and maintain after hours emergency on-call coverage schedule

• Maintain time and production records

• Bid out contracted work with local vendors

• Review and code maintenance invoices

 • Diagnose and/or perform maintenance/repair (as applicable to achieved certification level) to include A/C and heating, electrical and plumbing systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, fireplaces/firepits, ceiling fans, appliances, shutters, doors, cabinets, windows, walls and ceilings, pool area and other equipment as required. (Outsourcing as required)

 • Control operating costs by effectively utilizing employees, equipment, preventative training methods, and forecasting skills

• Interview and recommend all maintenance personnel, as well as recommend staff for promotions

 • Follow company safety standards and procedures and report any problem or condition which could be a hazard or potentially dangerous

 • Work in conjunction with Property Director to administer and enforce company policies and procedures for maintenance and grounds personnel

• Ensure regular and predictable attendance and punctuality

• Perform other tasks as assigned by Management

 • Be observant for any problem that could be a hazard or potentially dangerous situation for residents, staff, guests and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc

 • Display a service-oriented mindset at all times maintaining courtesy and diplomacy with residents, colleagues, management, vendors and all external customers

Supervisory Responsibilities

• Supervise the Assistant Service Director, Service Technicians, Groundskeeper/Porter. Perform supervisory responsibilities in accordance with the organization's policies and applicable laws

• Interview, hire, and train employees; plan, assign and direct work; appraise performance of employees; address complaints and resolve problems

 • Maintain courtesy and diplomacy with internal/external customers and colleagues, and enforce such behavior with staff • Ensure staff follow policies and procedures at all times

 • Ensure safety is a priority at all times Education/Training/Licenses

 • Type I, II, III EPA Certifications required

 • Certified Pool Operator certification required • Strong working knowledge of all aspects of building maintenance • Experience with mold/water remediation, plumbing and appliance repairs

 • Experience operating small hand tools, gas powered tools

• Must be computer literate with MS Word, Excel and experienced with Property Management software • High School or general equivalent degree (GED) required

 • Able to provide own tools (hand tools and cordless drill)

 • Must have reliable transportation to get to work as scheduled and for on-call emergence maintenance • For safety purposes must be able to read, write and communicate effectively in English; bilingual Spanish skills for read, write and communicate effective are a plus Experience

• A minimum of 5 years of experience in a property maintenance management position Skills and Knowledge

 • Ability to prioritize and organize your daily work responsibilities

 • Ensure excellent service standards to maintain high level of resident satisfaction

• Professional appearance and demeanor

 • Ability to make sound decisions and problem solve timely and effectively

• Work cooperatively with others Attendance • Maintain regular and punctual attendance

• Work overtime as assigned

• Position requires employee to be on call and to perform services as scheduled or as necessary including nights, weekends and holidays ACCOUNTABILITY

• Employees supervised: Groundskeeper/Porter, Service Technician I, Service Technician II/Assistant

Property Director PHYSICAL, EQUIPMENT, AND WORK ENVIRONMENT

 • Ability to lift/carry up to 50 lbs. Employs two person lift when lifting/carrying objects that weigh more than 50 lbs

 • Ability to carry, push and/or pull, stoop, kneel, crouch and/or crawl

 • Significant amount of walking throughout the day • Climbing up and down a ladder • Ability to work in hot, cold and/or damp environments

 • Use of general grounds keeping equipment including, but not limited to leaf blowers, snow blowers, brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents and including use of required safety equipment

 • Manual dexterity sufficient to reach/handle items, works with the fingers and perceives attributes of objects and materials
