The Financial Analyst will support our management team that oversees a portfolio of commercial office buildings located in Dallas, Texas and owned by a Texas investment group. The Financial Analyst will provide analytical support to the property and asset management teams. The ideal candidate will be familiar with collecting, preparing, and analyzing useful data in the oversight of commercial properties. The Financial Analyst will be proficient in Argus, Excel and demonstrate the ability to work independently with superior organizational skills. It is also the responsibility of Financial Analyst not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results. ESSENTIAL JOB FUNCTIONS Preparation of comprehensive reporting packages to monitor performance in revenue, expenses, leasing, occupancy, etc. as needed. Gather property level information and upload to Argus for underwriting review. Analyze income/expense data to forecast funding required at each property. Maintain an evolving list of upcoming expenses, by property, based on leasing activity, capital projects and tenant improvements. Prepare monthly funding requests for each entity. Create lender draw requests for each of the portfolio properties, as needed. Create specialized reports as requested by the owner. Abstract new leases and insure rent and other data is uploaded accurately into the accounting system (MRI). Create an analysis (LAS) of each new lease to capture all expenses associated with the lease. Assist in preparation of property level reforecasts, budgets and reconciliations. Work closely with the Construction Manager to monitor capital expenses. POSITION REQUIREMENTS A bachelor’s degree with emphasis in real estate, accounting, finance or related field. A minimum of 2 years of experience in real estate investment, finance or investment banking transactions servicing institutional clients. Internship experience in Commercial Real Estate a plus. Advanced proficiency with Microsoft 365 Word, Excel and Adobe. Thorough understanding of real estate valuation techniques and utilization of valuation programs, including Argus, Procalc and Resolve. Knowledge of CoStar and other related CRE listing software a plus. Financial modeling expertise. Requires knowledge of financial terms and principles. Demonstrate strong financial analytical and quantitative skill. Ability to comprehend, analyze, and interpret documents. Strong marketing, presentation and communications skills. Stays abreast of current market conditions, practices, trends and factors that impact real estate investment markets. Ability to provide general direction/be self-managed/work independently. Ability to provide efficient, timely, reliable and courteous service to internal and external clients. Ability to keep information and internal communications confidential.
