Position Title: Estimator
Function/Overview:
Responsibilities consist of supporting the Preconstruction Process which encompasses the following areas:
The Estimator is responsible to assist the Preconstruction Manager in the overall function of the Preconstruction Process through specific tasks or management of several tasks. A successful Estimator will require effective organization and communication skills, systems management, accuracy, initiative, decision making, influence, prioritizing, and flexibility.

Core Responsibilities and Duties:
The Estimator is responsible for:
Communication
1. Weekly, daily and/or monthly reporting
a. To executives and preconstruction manager
2. Meeting / collaboration with:
a. Staff, clients and trade contractors
Budgeting
1. Develop and/or perform detailed quantity take-offs and pricing
2. Develop and/or assist with value engineering considerations
3. Develop and/or assist with trade/bid category cost
4. Evaluate owner budgets
5. Team organization/leadership for large estimates
6. Review bid documents for how they affect pricing and risk
7. Prepare total project cost estimates
8. Coordinate design intent with Architect
Review all estimates to ensure company consistency / standards
9. Constructability review
10. Site visits
Bidding
1. Bid process assistance
2. Bid checklist management
3. Identify scope/trades necessary for the project
4. Understand upfront documents/Division 0 and 1 & implement
5. Develop bidders list
6. Coordinate reprographics and plan distribution
7. Preconstruction RFI management
8. Addenda review
9. Receive bids and coordinate and compare subcontract quotations for a complete scope of work
10. Bid archiving
Process Development & Management
1. Maintain relationships with top subcontractor list
2. Maintain black list
3. Prolog database maintenance
4. Master call sheet maintenance
5. Maintain historic cost procedure
6. Develop “standard” unit cost sheet for typical scopes

Physical Demands:
§ This office position requires the ability to lift files, open filing cabinets and bend or stand as necessary. Involves walking, effective communication, listening, using hands to operate office equipment. Vision abilities required for computer work, reading, writing, typing, data entry and the ability to adjust focus. The employee may be required to push, pull, lift and /or carry up to 20 pounds; attempt no greater weight without assistance. The noise level in the work environment is an active open office.
