POSITION: Assistant Property Manager

Opportunity:
To contribute with all parts of property operations for a growing portfolio of ~200 affordable single-family homes in the St Louis metro for Purpose Residential, Whitestone’s wholly owned property management firm. We are looking for a go-getter who is tired of the internal politics and bias’s that are structured from the top down.

Whitestone & Co. is recruiting an Assistant Property Manager:
We are looking for an experienced assistant property manager with single-family rental and Housing Choice Voucher (Section 8) experience, along with a proven track record of providing excellent customer service and maintaining compliance for HCV programs.

Job Duties and Responsibilities:

  • Work with Property Manager on all facets of the properties to ensure quality services and a high degree of resident satisfaction, while working within budgetary and regulatory guidelines.
  • Coordinate with maintenance and leasing teams to ensure the timing of moveouts, turnovers, and move-ins occurs smoothly and seamlessly.
  • Ensure that move-out inspections and evaluations are timely so security deposits can be returned promptly.
  • Follow up with prospective residents to schedule tours for homes that fit their lifestyles.
  • Manage the leasing process from tour to application to move-in.
  • Attend initial and ongoing housing inspections and coordinate with maintenance to ensure deficiencies are corrected promptly and within the time required by the housing authority.
  • Complete renewals for residents interested in remaining in their current homes.
  • Maintain ongoing compliance with HCV program and housing authorities.
  • Communicate effectively and proactively with both residents and their case workers to best accommodate their needs.
  • Monitor advertising to confirm listing accuracy and reach future residents to reduce vacancy.
  • Work closely with Asset Management team to develop and implement strategic and business plans for assigned portfolio.
  • Enforce and follow all Fair Housing rules and regulations.

Education and Experience:

  • College degree preferred.
  • Equivalent combination of education, certifications, and experience in lieu of college degree will also be considered.
  • High School Diploma required.
  • 3 years of experience in property management.
  • 2 years of experience in Section 8 or HCV management preferred.
  • Excellent verbal and written communication skills.
  • Exceptional customer service and interpersonal skills.
  • Extremely organized and detail and deadline oriented.
  • Clear understanding of basic finance and accounting principles.
  • Ability to read, analyze and interpret lease and contract documents and financial reports.
  • Experience utilizing AppFolio or other similar property management software’s.
  • Proficiency in Microsoft Word, Excel and Outlook.
