The Scion Group is Hiring a Revenue Management Analyst Near Chicago, IL

Your Opportunity

Scion is paving a path in student living and we’re seeking a talented Analyst to join us in executing our vision. This position is an entry role within the Capital and Investments team working group and will focus on optimizing the performance of a $600 million revenue portfolio through designed analysis and execution of leasing strategies while working closely with the broader Capital and Investments, Property operations, Sales, and Business Intelligence team verticals.

The Analyst fosters strong cross departmental working relationships and thrives in a fast-paced, agile, corporate environment. This role demands excellent communication skills, agility, well-honed analytical and problem-solving skills and takes no half measures. Your Responsibilities

  • Analyze current and previous academic year leasing progress and results to conduct variance review of current targets at the floorplan and property level while identifying and assessing market trends to drive proactive rate adjustment decisions.
  • Assist in the annual effective rate and revenue budgeting process to help drive approval from the executive team and key blue chip investment partners.
  • Work with Business Intelligence team to create and maintain dashboards within our in-house business intelligence platform displaying key metrics, KPIs, and current revenue and effective rate performance for various audiences and levels throughout Scion.
  • Maintain direct contact with Sales team to receive direct market feedback from collaboration with on-site property teams to influence leasing target and rate setting decisions.
  • Identify and analyze market leasing headwinds and tailwinds to determine appropriate rate augmentation actions while evaluating impact on a property, portfolio, and investment level.
  • Generate presentation materials to communicate contract, rate, and revenue leasing performance relative to targets and market competitor velocity to aid senior management team in effective business decisions through monthly executive meetings.
  • Conduct microeconomic level supply and demand analysis to estimate new property delivery impact on leasing performance and student housing market contract absorption.
  • Leverage presentation software, data visualization techniques and communication skills to generate internal and external reports and objective alignment.

What We Require

  • Bachelor’s Degree in Economics, Finance, Statistics, Applied Mathematics, or similar STEM programs with 0-2 years of professional experience
  • Advanced financial modeling skills; High proficiency in Microsoft Excel, Word, and PowerPoint
  • Knowledge of and experience with commercial real estate fundamentals and investment principles is a plus.
  • Successfully balances multiple, complex projects, prioritizes effectively, and meets deadlines.
  • Infrequent travel may be required occasionally (5-10% in a year).

Operational Details

  • Job location is based at Scion’s Chicago corporate headquarters.
  • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times.
