The RMR Group is Hiring a Chief Engineer 2 (Non-Exempt) Near Norfolk, VA

Overview

The Chief Engineer is responsible for the overall management and operation of the mechanical, life/safety, electrical and plumbing operations for 3 Medical buildings and 1 Office building totaling 475,000sq ft and for the supervision of all 4 building engineers and other on-site mechanical and maintenance staff who are direct reports. The Chief Engineer will typically oversee the operations of a single building or a small complex/group of buildings. The focus is on managing the workflow and scheduling maintenance and repair projects, as well as collaborating with the Area Director/ Chief to develop and manage projects, such as upgrading mechanical systems and tenant improvements. The Chief Engineer develops the schedule of work (SOW) for building projects and solicits pricing for the work. Will work within the corporate process to generate and track spending with service orders (SO’s) and purchase orders (PO’s). The Chief Engineer maintains working relationships with and takes direction from all Property Managers in his/her area for issues affecting their properties. The Chief must exhibit outstanding client service and professionalism in all interactions with tenants and RMR staff. Teamwork and collaboration are critical to this position’s success.

Responsibilities

  • Train and supervise entire engineering staff and other on-site mechanical and maintenance staff to meet all safety requirements per federal and local mandates.
  • Oversee the coordination of all technical service providers, including bidding contracts and monitoring of quality control.
  • Assist the Area Director Engineering and/or Area Chief in preparing monthly reports, operating and capital budgets for the properties.
  • Track all operating permits and update as required by law.
  • Review tenant construction drawings to ensure all building design requirements are met per code.
  • Supervise all required contracted services.
  • Monitor staff efforts in the quality and timeliness of completing tenant work requests.
  • Conduct meetings with tenants regarding any concerns related to the building’s mechanical systems, indoor air quality or other issues, as required per company guidelines.
  • Oversee engineering staff in the implementation of a comprehensive life safety program, including tenant fire drills, system testing and regulatory compliance.
  • Oversee operation of computerized building management systems, preventative maintenance program and work order systems. Ensure completion of preventive maintenance and tenant work orders.
  • Analyze energy usage and demand information and implement operating strategies to reduce costs.
  • Perform site visits for other assets in the RMR portfolio on an as-needed, as requested basis.
  • Participate in site visits for due diligence of assets being considered for acquisition on an as-needed, as requested basis.

Qualifications

  • High school diploma or GED equivalent required.
  • 7 - 10 years of direct experience in all aspects of mechanical, electrical, life/safety and plumbing operations in commercial office buildings including: safety, code compliance and technology utilization.
  • Applicable military experience or other related operations experience will be considered including power plants, multi-family, hotels, hospitals, facilities, etc.
  • Experience with monitoring and implementing energy conservation measures in a wide variety of commercial properties.
  • Familiarity with various regulations affecting building mechanical operations such as CFCs, indoor air quality, and building codes.
  • Ability to manage and control adverse situations with sophisticated tenants.
  • Experience with computerized building management systems, preventative maintenance and work order systems.
  • Experience with the opening, staffing and commissioning of newly acquired buildings.
  • Experience with the operating and maintenance of older buildings and systems.
  • Project management experience related to the upgrading and/or replacement of major building systems and tenant construction improvements.
  • Refrigeration or electrical license preferred. Proficiency with Microsoft Word, Excel, Outlook and PowerPoint is required.
  • Ability to present complex data in order to facilitate analysis and decision-making.
  • Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations.
  • Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
  • Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
  • Climb ladders and stairs.
  • Must be team oriented and a problem solver.
  • Strong verbal and written communication skills.
  • Maintain professional appearance and manner at all times.

  • Must have a valid driver’s license.
