The Michaels Organization is Hiring a Development Associate Near Charlotte, NC

Overview

Individual is responsible for assisting the Southwest Division VP Development team in pursuit of a series of multi-family projects through the development lifecycle; which includes but not limited to relationship management, lead generation, land control, legal entitlement, project design, internal reporting, cost accounting and budgeting, financing and underwriting, construction, marketing/leasing, project opening and ongoing operations.

Responsibilities

Pre-Development:

  • Perform project financial modeling
  • Create initial predevelopment budget, financial sizing/feasibility analysis of deal for dissemination to finance team for creation of a complete financial model, and Real Page submission requirements for review by VP Development
  • Continue to manage financial modeling and underwriting process, with desired sensitivities analysis, from project inception through project completion.
  • Collaborate with VP Development and design team and land use counsel on local entitlements and State Permits, when applicable
  • Assist in securing further new project Due Diligence - including review of Appraisal, Phase I Environmental, Property Condition Assessment, Title & Survey, & Escrow-related Documents, & Market Research
  • Management of pre-development cost estimating, accounting & budgeting, including accounts payable/receivable data entry & reporting
  • Complete initial Development Checklist for review and discussion with VP Development
  • Create initial project folders and maintain ongoing organizational management of Project Folders and documents for internal & external stakeholders
  • Weekly project reporting (in DealPath), including attendance to weekly developer and project design calls, as well as preparation or delegation of meeting minutes and agenda
  • Attend Investment Committee (“IC”) meeting presentation for project and predevelopment funds approvals, and help to deliver any requisite follow up information/meetings required by IC after initial approval
  • Along with Project Accountant, continue to manage pre-development cost accounting & budgeting, including accounts payable/receivable data entry & reporting (where applicable, working alongside VP Development on Real Page Job Cost accounting test case)
  • Weekly attendance in project design calls, as well as preparation or delegation Owner tasks
  • Assist in Design Coordination and contract/proposal management with Architect, Engineers, Pre-Con Contractor, & other consultants
  • Work alongside Green Consultant(s) to employ sustainable design initiatives as required by code, land use/site control agreements, and/or funding
  • Work collaboratively with MSL construction team to secure progress pricing at each design milestone and with the GMP construction agreement development and execution
  • Assist VP Development and MSL Finance team with Offering Memos to secure Debt & Equity LOI commitments, and due diligence/contract closing coordination

Lead Generation/Business Development:

  • Assist in gathering competitive intelligence on other multifamily properties in targeted development submarkets to better target leasing efforts.
  • Review forwarded Operating Memos, RFP/RFQ’s (for City or non-profit owned land or development opportunities), and potential site owner/co-GP contacts from Joe Coyle along the VP Development’s east coast coverage areas
  • Prep a “One Pager” financial feasibility model & deal abstract to review with VP Development
  • VP Development or Senior Leadership responds favorably to above, tour site with Joe Coyle/attend initial project meeting with potential stakeholders and respond with LOI for site or RFQ/RFP response

Construction & Delivery:

  • Participate on Weekly OAC calls and attend Monthly Site Visit/Draw meetings/site walks taking photos for below monthly draw report
  • Work closely with Owners Representative to track and administer signatures on potential Change Orders and Approval of Change Orders to the GMP hard construction contract
  • Manage “soft” professional cost and FFE Change Management Log – input monthly draw expenses, track & manage estimated future costs & savings
  • Draft & Review Monthly Draw Submittals with Accounting, Development & Construction Team
  • Create and issue monthly draw reports to financial institutions, equity partners and company executives
  • Draft monthly development report updates on Dealpath for Supervisory review and update to Senior VP before development meetings

Additional Duties:

  • Participation in select Industry & Regional market education & attendance networking events
  • General and other various project management tasks advance Project delivery, including garnering community and political support and stewardship of Projects
  • Weekly project reporting meeting with Supervisor, including attendance to weekly developer and project calls, as well as preparation or delegation of meeting minutes and agenda
  • Assist with Project schedule & production of predevelopment budget tracking reports to ensure continued compliance with project IC approvals
  • Facilitates financial decisions by working with Developers to ensure delivery of projects in a timely manner via the construction draw or check request process
  • Analyze financial data and present business unit monthly estimate “cash use” and yearly reports and analysis for Michaels Student Living, in a timely manner
  • Commencing with respective Project lease-up, manage marketing & leasing analysis and tracking, maintain awareness of trends and conditions within competing properties to ensure adequate report to projects’ financial partnersSecure a Tax Study and perform on-going Market Survey/Study/Analysis for regional focus areas
  • Participation in weekly New Business/lead generation call with Joe Coyle and VP Development, assisting with reporting and Deal Path project creation
  • Industry & Regional market education and networking
  • Assist VP Development with and community engagement process
  • General and other various project management tasks advance Project delivery, including garnering community and political support and stewardship of Projects

Qualifications

Required Experience: 

  • Strong real estate fundamentals, fundamental understanding of real estate development, cost estimating, business contracts, finance, budget management, and the managing the development process, reporting, and working in team environment.
  • Candidate should have strong interpersonal and communication skills; experience in effectively communicating key data and information to development team members and executives.
  • Keen analytic, organization and problem-solving skills.

Required Education/Training:

  • Minimum of a BA or BS; and/or experience in a relative field. Masters degree in Real Estate Development and Finance, Architecture and/or Construction Management preferred

  • Self-starter with the ability to work independently while leveraging an established development platform
  • Detail oriented and drive to always be on top of their areas of responsibility

Working Conditions: 

  • Primarily an office environment.
  • Candidate must have the ability and acumen to travel as needed – anticipated to be 50% or less (e.g., meetings with the development team members at their offices, constriction site visits, market tours, existing asset visits, business development meetings, etc.).
  • Occasional conference attendance and home office visits (approximately 2 per year) are encouraged, but to be approved by VP Development.
